@Laura took the words right from underneath my fingers. I was going to ask the depth and width of the area where the shelves currently are. I've just had a PAX installed and I LOVE IT. My configuration is Two sets of 2 x 100cm wide (236cm H) units with the Harvik doors. I had them shortened as my ceiling didn't allow for the full height hence why I picked the easily hackable Harvik. The easy option is 4 x 75cm units with sliding doors of course. In one of my units, the inside was wallpapered and has a standard shelf which my monitor rests on and a pull out shelf directly below it that I use as a desk. I even have power in there so the cables are neat. the Pax really are an outstanding solution. A word of advice though to avoid extra expense and wasted time, especially if you are having someone install them; check them as soon as they arrive as the units can be damaged Good luck and pictures please :)

Hi, If you want simplicity I'd go for removing the grass and replacing with pebbles. There is an easy honeycomb system that holds the gravel in place, so good for driving over and still looking tidy. Have a look at "cedagravel" (there are cheaper alternatives but make sure there is a base membrane attached to the system to stop weeds). If you leave empty area in the middle you can plant Karl Foester Grasses which will blow gently in the breeze and stay upright with low level planting surrounding it. If you don't like grasses choose a small tree like a Chanticleer Pear Tree which will give interest most of the year - white flowers in the early spring and golden leaves in the autumn (a longer lasting deciduous tree). Always try to go to the nursery and pick your plants directly - or get actual photo as they can vary! Look at Round Box Balls, Hakonechloa or Mugus Mop to plant around the base. These will make the look tidy as the base of the grasses can get a little messy in the winter season. Good luck!

do as Dundrum says. although your pic doesn't show the rest of the street I suspect there is a strong symmetry with the other houses. this needs to be kept. a statement is what this house eally doesn't need. As has been said, refresh the exterior paintwork keeping it the same as the neighbours and/or in line with that of the other houses on the street, and generally smarten up what is there. the hedge on the left should be clipped. the tree on the right is a yew and should not be touched. it is a slow grower and will cause no problems. if it is bothering you the whole tree and not just your side can be trimmed by a third. one thing that would be good is to remove all the weeds from the gravel, possibly relay the gravel if needed, and introduce some sort of threshold between you and the road - it may already exist underneath the weeds.

In my opinion the front bedroom isn’t big enough to add an Ensuite. For me the obvious choice is to split the back bedroom, you don’t have to move the bathroom but if you are going to renovate the bathroom then do it. Where ever you put the bathroom upstairs I think it will be big enough to accomodate your washing machine. For me the back room should be a new dining room with doors to garden. So for £20k I think you should: Leave the bathroom where it is. Take out the GF shower room and dividing wall to the utility, add garden doors, a patio and buy a table that fits that space perfectly. Divide the back bedroom so you have a corridor to the bathroom and loft room. Accept you don’t have a downstairs wc as most of these houses do not, but with the corridor it will be easier for people to use the upstairs bathroom. Personally I think that this will all cost about £12k so you have something left towards a later extension at which point you should then divide the internal reception room to have a utility/bootroom and WC
