I'm looking to renovate the ensuite of my 2 bed flat and came across photos of open plan bathrooms. Some of the photos look great and I'm considering it as I don't have much room to work with in the bathroom and my bedroom has room I can use. I'm looking at moving the basin into the bedroom area, which would free up space for a bath and shower. I was thinking of making the basin look less bathroom-y and more like a makeup desk using wood and soft furnishing and a full length mirror. The rest of the bathroom would be behind a wall (no door). Main problem is that the door to the bedroom will open to the the basin (the rest of the bedroom is on the left), which I guess would put people off. I quite like the idea but I'm concerned it would put off potential buyers (more so after reading the comments). Should I stick with a traditional ensuite? I can put a bath and shower in there but I think it would be too cramped or I can loose the bath and have more room with just a shower. What do you think?

This might sound a bit oddball but how about a vintage tall corner cabinet for storing towels, bottles, etc. Just think that if you went with a small cabinet you’d have the same issues that you’re having now. There are lots of styles which you can pick up second hand for next to nothing and you could paint or varnish to how you want (this is just an example: https://www.ebay.co.uk/itm/Rustic-Tall-Corner-Cabinet-Shabby-Chic/253999560281?hash=item3b238db659:g:dasAAOSwRhFbo1mG ). I initially thought of wallpaper but think it will look too busy all over, how about getting a sample and putting into a frame for artwork. I saw this pattern (see pics) and thought it would look great with your decor, thinks it’s called Flying ducks by Mulberry. Also added a pic with idea for mirror over the sink. It looks great Sam! I love the cabinet, and the flooring choice too, you’d never know it was lino. We have Lino in our utility room, its so easy to keep clean...lovely and warm and soft under bare feet too! You must be so pleased with it, everything works together really well.

Fair enough! If you're getting on a loft conversion further down the line, it'd be wiser to just convert the smallest bedroom as @rinked suggested. I can't advise on cost as the bathroom was put in by the previous owners 5 years ago, who likely benefited from the fact the soil stack is on the side of the house rather than the back. We don't really have the roof height for us to consider a loft conversion, most people in my area with end-terrace/semi detached properties opt for double storey extensions to add an extra bedroom or make a upper bedroom bigger.
