Full room refurb: What comes first?

Hi all, we did a renovation and ran out of budget for 2 rooms. There's now scope to get these done. One we can do ourself but more complex is the smallish study. Need to replace old radiator (same position), redecorate and refloor to match rest of ground floor.


The walls have eggshell over old lining paper with lots of old rawl plug holes. I started scraping it all off to plaster but wonder if it can just be patched and painted over.

The skirting might be ok to repaint, but a bead has been glued on it to cover a bodge flooring job.


Where to begin? I'm not sure I can find a multi trade person so do I get the walls done first (e.g. just don't paint behind rad which will never be seen), then rip up floor and replace rad + redo floor + skirting?

Or do I need to pull the radiator off before painting? I dont really want to do that in case it messes with the system. Prefer to get it done in one by the plumber.
