Floor plan advice

We are looking to extend this house, ground floor only, to include a small utility, downstairs loo/shower a family room that can be opened up but also private for our parents to use when they visit (thinking pocket door?) i would love to keep the pantry area but my husband disagrees.
We will need a party wall agreement, and we need to stick to a budget so it can't be too extensive. We intend to remove the garage and conservatory, the things that complicate the project is a inspection chamber on the drive in front of garage, the mains electricity comes up inside the "pantry" bit on the left of the house which is also where the soil stack is.
The main goals are provide a space for parents to visit as they age as well as this space providing us a connection to the garden, we are both professional gardeners and that will be our next job having already put a front garden back in! There is easy access to plumbing on both sides of the house.

I don’t fully understand.

Do you intend to extend to the side or just behind? How big do you imagine the extension will be?

Presumably next doors sewer goes under your patio. What the plan? Move it/build up to it/ build over it but move the inspection chamber?

I guess you can never have too much space with 4 children, I can imagine how I would use the existing living room and dining room :-). Few questions - is that an opening from the existing dining room to extension? what is the dotted line section on bottom left of extension next to kitchen? are you having an island? I'm not sure about having all the kitchen units down the left hand of the wall, 10m is a long way to walk to get some from one cupboard. I think its better to have kitchen 'contained' in a section of extension, then you can create a zone for living and dining space.

Those measurements for the sitting/dining don’t look right. It appears to be a much longer narrower space. My view is you will ultimately have to extend to get a good sized kitchen. Extending it into the narrow end of the sitting/dining will be very narrow and with the door into the conservatory not much usable space. For now, live with it and save up for your dream extension.

Hi Rebecca! There are many ways you can achieve an open plan kitchen/diner/lounge within this floor plan. The best arrangement for you really depends on the details for how you would love to use that space. For example is it primarily going to be a cosy family space where you all hang out in the evening, where kids do homework, where you play games together and watch TV - in that case perhaps the location of the TV is going to be critical to the layout, or is more of an entertaining space for big informal get togethers and you'll use one of the other rooms for film watching and computer gaming, or something else. The way you use it and the details and preferences that you have for those uses will really help you to define it and make sure its right for you. There are lots of things to take into consideration to get it right. The same is true for the kind of "leftover" space. What uses do you need to accommodate in your home alongside the open plan space? That will help you to decide what is the best way to configure those spaces and what to turn them into. Hi Jonathan, thank you for replying. we haven't quite decided, we are weighing up ideas, the one i have included is one my husband has drawn up.

The sewer i believe is only ours so it would only need to be accessed by us. I don't think we would need to build over it but I'm just mentioning it as its a factor, as i know moving services will drive the price up and we only have £50k to spend. My husband wants a timber frame extension but I'm not sure if that won't cost more (we are in the uk)

We imagine the extension to end up between 20-25m2

The aerial view make the garage look sizeable. Would it be more cost effective to convert it?

Additionally the extension could eat up most of your budget. Have you got extra for removing the conservatory, baggage, new patio, a bathroom, kitchen renovations? Do you perhaps need to reduce the size of the extension to pay for all the other stuff?

Perhaps you need a future proof plan so you have options for further extension.

Perhaps you should build a smaller extension and move the boiler into the new utility room.
