Build the ensuite at the left side wall of the loft, remove both currents door and install new door at the end of the stairs, chose which side bedroom as your bed and use the other bedroom as ensuite

Yeah that was what i was thinking . Hoping a builder could comment on roughly how much it woukd cost would cost , was hoping around 20k but dont know if thats unrealistic . The boiler is acruallt actually situated in the bedroom to the left so woukd probably have to be moved
