Where in the world did you all find this integrated piping/faucet/shower head design? And if it was custom copper work - how was it made and who made it so that it had working hot/cold valves?

This is quite possibly the coolest industrial application I've ever seen in a bathroom! Gorgeous!

Thanks so much for the kind words! This is a computer generated image from a model. The project is built now but we are waiting to get a photographer in to get some proper photos. All of the exposed piping was produced by the plumber including the towel rail but we did connect a standard thermostatic shower mixer and rainhead to the shower portion. The valves are controled by industrial taps. The pipe fittings holding the pipes to the walls are brass as well.

Dear @judibutler I assume you are referring to a wall which is wholly above ground and that you have completely ruled out damp tracking into the wall from above. A lot depends on the size and thickness of the wall and other factors, such as if the building is listed. Damp penetration (driving rain) through granite walls has been an ongoing problem in church towers in the southwest of England for some time. Ironically the problem often seems to get worse after re-pointing in lime. Granite is fairly impervious and was often in laid in large blocks meaning trapped water has little chance of getting out through thin mortar joints. Historic England held an excellent conference on the subject in 2013; the transcript of proceedings can be found at: http://content.historicengland.org.uk/content/docs/research/damp-towers-conf2013-programme-transcripts.pdf A roughcast lime render coat may help, but there could equally be voids in the wall which are holding damp and may need grouting. However, grouting is a very tricky and expensive technique which should not be undertaken lightly, and only works if one knows exactly where the voids are. Over-cladding the whole wall with semi-sacrificial weather boarding may be a last resort. This and rendering are likely to require planning consent. Depending on where you are located, a company like ArchiMetric (www.archimetrics.co.uk) could insert some interstitial moisture monitors into the wall to try and find out exactly where and when the damp is getting in and how it is moving through the wall, but this may be expensive. Some localised investigation by dismantling pockets of stone may be useful. The Society of Ancient Buildings helpline (mornings only on 020 7456 0916) may be able to help with specialists in your area. Most importantly try to get an understanding of how water is getting into and moving through your wall before you embark on anything. If your problems relate to below-ground damp then a different response will be needed.

Out of all the ones you’ve listed I like the one from Perch and Parrow but I’m confused when you say footprint within 48x48cm and this one is listed as 42x42cm. Hi Lauren, That's probably the biggest utility room I've seen on a house of this size! I think its a bit over kill and being right in the centre of your house it will clog up the flow and make the house feel disjointed. In order to have a functional house with good flow and lots of natural light you are going to have to rethink the whole floor plan. I don't think the split level idea is worth considering unless your ceilings are very low. Random steps in the house look great magazine pictures and in some limited scenarios are useful but they are not practical for kids, prams, elderly, disabled and the poor delivery guy that has to deliver your washing machine and take away the old one! You've just added an unnecessary trip hazard to your home. I would instead consider raising the patio at a later date when finances allow. In a house of this size a single level floor is safer, will make your house feel more open and coherent. So firstly I think you need a new tape measure! I couldn't work with any of your measurements. None of them add up! I had to base the plans on the measurements the architect labelled and work from there. So my solution for your house is a simple one but I think it will have a big impact and that is to change the stairs from straight to quarter turn at the bottom... Now you can utilise the space next to the front door and I would use this space for the wc. The next few steps could be omitted if the budget is too tight but I do think they would really make your house work well for you. I would build a small porch and remove the existing front door and opening. I would place the coat closet/ storage in the porch. I would reduce the size of the living room by extending the hall by the amount of space taken by the WC. This would create a spacious entrance great for prams, school bags, and shopping trips etc. I think the lounge should be small and cosy, used for watching Tv, reading, quiet time etc. I would remove a large section of the lounge wall and replace with a sliding wall or glazed doors. This means you can have the whole house open plan when you want it that way and the lounge closed off when you want a quiet cosy space. I'm not sure why you say you need a side entrance but I've left it in and created a small utility entrance with storage there. I would move the washing machine and dryer under the stairs. (I have made doors are transparent in the drawings to show their location). I would remove the living room window as I think with the bi fold and the huge skylight, the window is unecessary, as it faces a wall so won't be adding much to the light levels in the house. This leaves the remaining area completely open plan and able to accommodate a large kitchen with island and bar stool seating with 8, extending to 10 seater dining table and a comfortable lounge area. The thinking behind this layout was to take all the centralised "utility" area and divide it up and place it along the edges of the house, freeing up the centre for a spacious open plan living area. If you consider the porch storage, side entrance, wc and washer/dryer stack area, you actually have more "utility" area than before, but here it goes unnoticed and doesn't clog up the flow of the house. The sliding wall, along with the spread out utilities would help create a home where you and your husband get what you both want from it. With the sliding wall open, a large spacious home with great sight lines through out and utilities that aren't in your face. And with it closed, the same spacious home with lots of useful storage and utility space, and a nice quiet retreat to get away from it all. Sliding wall closed: Sliding wall open:

Hello. It looks like the room needs to be softened. The great thing about white is that you can add to it. What are your favourite colours and add white to it to make it lighter. Is there a favourite object you have in your dinning room and add some accessories to match it. You can soften by using wood plants and lighting. You have two box shelves why not put then together in one of the alcoves. That would give you the impression of a bookshelf. You could then get a plank of wood or shelf and place it on it. Which would leave the top to put big books plants / favourite things on it. There are lots of thing you can use to prop up a shelf as long as they are the same height, stools, boxes, wooden blocks, square or other shaped glass vases... You could change the colour of the box shelf fronts, there are an amazing range of paints so get a tester pots or B&Q or other DIY shop will make out colours for you just take the thing you want to match with you. Also there are lots of different colour duck tapes that you could use. Or get wallpaper samples and line the cubes or the outside edge. Do not over fill the cubes with books so you see the lining. Change the look of the files, and boxes by covering them, again wall paper samples, or even fabrics. If you have a fav dress, skirt, trousers, duvet even, that have a pattern or something you like, but no longer fits, use them instead to cover them. In the other alcove, match it to make it symmetrical or put a large plant pot in there. Resting next to it can be more books. Add a picture next to it. Lighting would soften the area's. Some battery powered string lights which you can put in a glass vase, or on the perimeter of the alcoves. You can pin them using a stapler or tool station does an extra strong double sided tape called mammoth. Note it will take your paint off if not careful, so to check position, use bluetac first. The chimney breast could be your favorite pastel colour or strong colour. Or the white framed mirror could be the favourite colour. You could put lots of framed and unframed pictures on it. Charity shops have an amazing frames for pennies. I have even found postersize frames and 3D frames for under a £1. Websites like freeprints will print off pictures for the price of postage, a bit more if you want bigger images. You can frame postcards, images of from magazines, newspapers. Make your own, typographic inspiration, or a persons quote from your computer and frame it... Another shelf / over mantle under the mirror would give another dimension to the area. P.S. Do not forget ebay and local charity shops for shelving. I hope this helps.... but most of all experiment and have fun.
