Re design the lounge especially the chimney breast

So the idea is to remove the current fireplace and replace with a sleek fireplace without a working fire. Cupboards/shelves either side. 1 cupboard to house TV equipment etc and other for vast amounts of children's puzzles and toys !!! Mirror is going to be replaced by a new TV :) with wires channelled and hidden.

Need inspiration for the fireplace and cupboards etc.

Hi. I must admit this isn't something I would probably do myself as it may close the room in.

However, I would go for a low wide fire so the tv can be hung low otherwise it may be uncomfortable to watch. Build a recess for the tv and use a textured wallpaper etc to make that the focal point (I would normally say something really dark to disguise the tv but it will bring the ŵall in if you did that). I'd go for handless cupboards to keep with the contemporary feel but also so it's less busy. I would have shelves above to retain a feeling of openness or mix and match open and covered as in pic 3. Move the mirror (or buy another large one) to the ŵall opposite the window as it is increasing the feeling of space. I can't find great pics so they're a hybrid of suggestions! Another option is to have an off centre fire closest to the window so the fire isn't obscured by the sofa.

Removing that fireplace and boxing it in will de-value your home and I would personally think twice. Why not try the TV on top of the fire as-is and see how you feel. Putting built in low cabinets/cupboards in the alcoves each side would add storage and be fitting for the age of the property.

I don't think it will look strange at all. It's quite common practice these days to open out the two rooms and remove one fireplace. It gives you more room and you only need one working / feature fireplace per space really. Don't forget that although you are taking out the stack in the attic, and possibly the one in the dining room, you still need to put in supports ( ghost hangers ) for the brickwork that is part of the chimney stack in the bedroom above it!

i think your architect should of been aware of this, the information i have regarding part F of the building regs is Part F says that where a kitchen previously had only a recirculating fan this can be retained/replaced if it is made no worse. However, I would always recommend fitting an extractor to deal with condensation. • Kitchen: 30l/s if over the hob and 60l/s if placed elsewhere so you can get away with a recirculating fan over the hob, it doesn't need to be 900 wide as its in a canopy but you'll have to duct this out of the chimney breast either at the front or side as there will be moisture in it. Then fit a 60l/sec fan on an outside wall, up to you if you use it.

Thanks for the responses all. Yes I think we may opt for rebuilding the chimney breast and leave a larger fireplace opening so that we can put things there. Sarah - our builder suggested making a media unit but we aren't that keen on TV's too! Thanks Ed - yeah I think you are right re the cottage look. Rinq - we would have loved to remove the breast all the way to the ceiling, but it was removed 30 years ago and its not inline with regulations to do it that way now. So building control wouldn't let us disturb what remains and instead instructed us to install the gallows brackets that you see in the photo

Sounds like you've made huge steps to create a modern open feel which you love. Why stop now just for the sake of a future buyer? If future buyer wants traditional features then it already sounds like you're wouldn't be the right house for them. Unless you're planning to sell in the next 2 years I wouldn't be thinking king about anyone else, it's your home. But having said that each room ca have it's own feel so if it suits to keep it I wouldn't worry that it doesn't 'fit in' with rest of house. Basically, I'm saying be confident to do whatever you want to do! Lol.

Have you ever considered a real interesting eye catching piece of art work to really brighten up an area, I think a select piece of art would really make the space stand out, add interest, colour, texture and add a great talking point to the room....

Please check out my website if like the idea and please get in contact, commission work is also welcomed so if you like a particular style I can do in a select colour palette and size but with this it can only be done as a original piece and not a print.....but all prints i can do to the same size or smaller than my original paintings, so lots of options.

Personally i am not sure that this room is big enough for two goal points.
If you don't need the heat from a fire why not have the Chimney breast removed to give you more space?
