Our client was keen to create a garden reminiscent of their coastal holidays. The only existing element to stay in the garden was their much-loved hot tub, so we set about creating a garden that fitted their requirements

... safe to say they were 'blown away' by the results! : )

We do have a Steptoe's up here not far from us but it's (dare I say it) wretched! Dark, not clean, badly organised. The one near you, though, AMAZING! We go down every year and take two big cars (we have a Picasso and our friends who live in Devon have a Forester), lol, fill them to the brim every year:) Last year we ended up shipping a lot of it back to Scotland as otherwise we wouldn't have got us, the luggage, and the Roo in to go home!

Hi @Jerry Evans thanks for the thoughtful reply - all right on target. We bought the house with the newly installed windows, so the contract was with the previous owners - not us. Would be nice if Crittall would honour their guarantee or even offer any help but they've yet to do the decent thing. They will not toss their installer under the bus for mis-selling them, nor will they obviously go on record saying they're not suitable for a marine/coastal environment. We're happy to be their test lab!. With respect to condensation the thermal break question is a good one - thanks. If there is one it's not visible and seems woefully ineffective. We have trickle ventilation for the house as a whole but it doesn't reach the windows unfortunately. We do have all the usual extractors and we're starting to look at further air circulation/ventilation solutions. Cheers Bill

Soap operas, Strictly and I'm a celebrity get me out of here! The way we put ourselves down and don't take ourselves too seriously (typical misunderstood British humour). The way we come together with national pride for important sporting events or royal occasions. Our national tolerance. Bank holiday weather, bbqs, beer and football, takeaways, fish n Chips at the seaside. National trust properties, tea and scones, cupcakes and Mary Berry. DIY. We love our DIY and Sundays at B & Q. Pop stars, festivals and comic relief!!

Thanks Kate. I was very against having the kitchen leading into the bathroom. Unifying the living/dining/kitchen meant we could overlap the spaces and also gain on better sight lines. Loosing the chimney wasnt overly expensive but what you gain on floorspace made up for it. Dont forget you also gain space in the rear bedroom so furniture is easier to place up their too. The central wall was a spine wall so we put in a steel envelope. We also supported the chimney in the roof space, again with steels. All building control approved. There is no door on the stairs - i also glazed the spindles to allow light through and ran up a stair-rope, giving the coastal feel. Attaching some more pics/plans. The cottage is still snug.
