I think you might be being pessimistic about the larger plan putting you in negative equity and consulting a local estate agent may help (although choose wisely as around my area they all seem inexperienced and clueless). For me I believe that most of us don’t make commercial decisions on our home as we see it as an investment in the way we live. So you should consider if the 1800x900 island in the smaller plan meets you expectation, and if the tight dining room would be a problem. Personally I think you will conclude that bigger is better- especially as you gain a WC space that is big enough to be a shower room (thereby future proofing this house into your old age.)

Hi Saraj, the wood is laminated Oak creating the curved affect, the glass also is curved. these elements take an awful lot of time and craftsmanship to manufacture. not just printed out on a machine. Taking out these elements a similar staircase would cost in the region of £5-6000 depending on lengths and specification.
