"Conservatory-type" is a great way to describe it. The structure had a polycarbonate roof with part-uPVC, part-solid siding, if that makes sense. With the new improvements, it's now a proper extension!

Hi OnePlan, I love Kirsty's kitchen and I had a similar idea, I will post a piccy to let you see. I have recently downsized from a detached Victorian sandstone . I loved all the different rooms I had, huge rooms with high ceilings. This is why we are keeping the rooms kinda the same, just making them bigger in keeping with what I am used to. The only room I am adding is a utility /pantry room. This will allow me to reduce the units I have in the kitchen so I can configure it as in the picture. Having a separate formal lounge is a big bonus for me as its always ready for visitors. I also have a bit of a crafter / sewing hobby, when the time allows! So its important I can keep the mess away from the rest of the house. (Well until I can persuade my other half to build me a room in the garden!!) Any thoughts on the benefits of having the extension built all on ground level? Would it be a lot more expensive? I just thought if there was foundations being dug out anyway and the equipment was already on site, it would make sense?

What an amazing view! You have the opportunity to do something nice here and the current extension wont complement it. The thickness of the walls also look a bit worrying to be honest. Does it keep the area warm enough in winter? Energy efficiency is important. Especially if you want to extend to the rear i would consider taking it down, and make a new floor plan. You'd be throwing away the windows anyway. I'd love to have a go at the design for this. Not often you get to design something with such views. Don't hesitate to drop us a message pls! Cheers!

Hi Kellee, Whilst a modern extension to a house could add an amazing looking and functional space, you definitely don’t need an extension with the amount of space you currently have. The design you currently have looks great for adding lots of storage, but with a bedroom and 2 bathrooms on the ground floor, it doesn’t leave a lot of room for the living spaces even with the extension. My suggestion would be to re-design the internal layout so that it creates a spacious and practical layout, but also to plan the possible future extension so that the space works well with or without it. If the issue of environmental performance is important to you, I’d suggest adding an extra insulating layer to the inside of the external walls and installing an Air Source Heat Pump to save on heating bills. Here is a quick design that I came up with. The stairs are moved into the entrance hall and could be made into a feature double height space to help bring in light from above. With plenty of storage added along the wall with the lounge and built under the stairs. The front lounge remains almost the same size and could become a ground-floor bedroom if needed. A small utility room is included with a door to the garden and could also contain a W/C shower room. The entrance hall opens up to a large open-plan kitchen/dining/living room. There is a dining space at the front that could be partitioned off to create a more formal space. With a kitchen, breakfast bar and family living area at the back. The existing rear windows and doors are combined into 1 with folding or sliding glazed doors into the garden. Please let me know what you think? I have a few more alternative ideas as well.
