Modern Farmhouse on Acreage - THOUGHTS!?

Just in the nick of time! Nearly falling over a few months back, we restored this tired home into a stunning modern farmhouse in the suburbs of Seattle. With a growing demand for REAL yards, this house turned into one of our favorite projects to-date.

Well, I think, in a fall, the slick painted concrete steps leading to a brick/concrete wall and, if you survive the turn in staircase, stone flooring at the bottom must also be on the list of potential hazards :) To be honest, I have to go back and check the slipperiness of the stairs. No idea how I could get a runner around the bend and anchored into concrete but something may be required. For whomever asked, the parquet is the entire upstairs flooring. The stone is all downstairs (and not too attractive so rug shopping is high on my list). I have to give it to the Swiss. There is nary a wobble in the current railing - it's just not up to any sort of child protection code. A 2 inch thick catalog of railing options landed on the doorstep yesterday - must peruse and ponder for a bit! Thankfully we have no children or pets to lose over the side so I have some time to get it right! So long as chicken wire NEVER enters the conversation!!!!! hahahahhaha

At quick glance, I would put the table near between the window and the "breakfast wall". The L shaped couch would be facing the long wall. To create some separation from the kitchen. TV set along the wall opposite to the kitchen. I hope it is of help

Hi Jillian Getting your brief right at the start of the job is central to its success. Your architect should be able to work with you to help tease out the detail of what you need from the spaces, what you like about it currently and what you don't, how you will use the spaces and how they will connect to the garden and the existing house, among many other things. Everything will follow from this process, and this will usually start with a really good discussion about the existing layout and what works and what doesn't. Don't try to pin the brief down too early. Use the skills that your architect should bring to the project. Architects are problem solvers and should be able to help you identify the key issues and the best ways to solve them. To get the most out of your architect you need to enter into the project with an open mind, look around and talk to a number of companies, and decide who you think you will work best with to make the most of your project. Good jobs are the result of good relationships and collaboration! Go to the RIBA website - https://www.architecture.com/working-with-an-architect/why-use-an-architect which has some useful information about working with architects. There are lots of good books out there too. I often point clients in the direction of the grand designs handbook, which is full of inspiration, but also has good information about process too.
