Need help with new layout please

Hi!
Wanting to make a new front entrance where the bathroom window is and turn the existing entrance into a utility area, taking some space from the long kitchen and bathroom, making a hallway going the length of the downstairs, struggling to visualise how it could look , is there anyone who could possibly to a mock up for me ?

If it is just a 3D image you want there's loads of software that allows you do do this yourself and walk around the rooms. If you want to visualise how the front will look too, Gina from Create Perfect is doing this for me currently, I was very impressed previous projects she has done.

To throw another idea into the pot: there are some lovely spaces and opportunities for views here, but furniture is oddly arranged and blocks the flow. If the dining table were to be centred in the dining area, dropping a light to pool onto the table, it would create a convivial atmosphere for eating, and a clear view of the garden for everyone. Plus, all the chairs can be used. This area would then feel more of a 'room', and less of a 'walk-through'. The new doorway then naturally leads through and frames the view to the garden. Instead of blocking this with the back of the sofa, place it along the rhs wall near the bedroom. For this size of space, I would probably choose two comfortable, low-backed, armchairs instead of a sofa. This gives you much more flexibility and you can either push them close together, facing the sofa with a rug/coffee table between, in sofa style, or position them at right angles near the left hand corner, perhaps with a lamp table squaring them off. You also then have the option of placing the sofa directly in front of the large window in the winter when the garden is bleak, with a chair either side, facing the log burner. Assuming you want to primarily use this room for chilling out with TV, I'd put the TV in the top lh corner. This location prevents the summer sun reflecting off the screen, and you will have the benefit of being able to watch it while eating and within the flexible seating arrangements. Alternatively, seeing the fire while dining creates a cosy atmosphere and you could swap it round. Ideally, plan the location of the TV and fire around your family lifestyle, this is matter of preference and there is an argument for both. Hi Imran, Very exciting to be starting your project! I'm not going to make any suggestions on how to layout your space as I'm not an expert but having just gone through a very similar process I thought a few words of advice might be helpful? We were looking at remodelling the downstairs of our house and got structural engineers and architects involved but to be honest it was our designer who was the most help and has stopped us making a couple of silly and costly mistakes with space planning (nothing to do with colours, paint choices or curtains!!!) I would highly recommend working with someone who can do some 3D models and renders of the proposed space for you, so you can see how it will all look. Our designer was amazing and we ended up with 4 or 5 different computer generated 3D images (and YouTube videos!!!) of how the space would look as you walked around it. Not only was it amazingly helpful but she also saved us a lot of money on structural work by pointing out things that would have been costly and not really add anything to the space. I've attached a couple of pics of our space and then the 3D images she did for us. Structural work and remodelling is expensive and our designer (Gina from Create Perfect) was a fraction of what we're spending on the house (far less than I would have expected) and has been worth her weight in gold for getting the space right! I was also surprised by the amount of money we saved using her trade discounts for things like worktops, appliances, carpeting and lighting etc) We're in the middle of building work right now, so I can't post any finished pics but my advice would definitely be to spend a little bit of money now and make sure you get it right as the wrong decisions with walls and structures are mistakes you can't change without a lot more time and money! Hello! Wow! Thank you very much for your advice. So, there is a radiator on the right hand wall. That is where current owners put their tv. Not sure it will fit, will measure up soon hopefully. The TV could go on a smaller unit to be honest, and will make sure radiator is turned down! Just worried that there isn't enough room for a corner sofa there with the door to the hallway..(see photos on rightmove) I LOVE the idea of large mirrors either side of fireplace. Pinching that! ;) My current living room is decorated in shades of greys and lots of gold. Thinking of going navy and gold but not too sure. Sofa colours argh! Huge thanks I'm very grateful. Katie

Hi Slimgimli, here's a quick morning Photoshop montage to help you see what it might look like.

This require quite a bit of reconfiguration with the soil pipe and the openings in the walls. But makes quite a lot of sense for the house layout.

Thanks so much Bernard for that!
I realise soil pipes etc need moving but will be having a downstairs loo to the left of the big pipe that comes down and been told it's workable!
The front door will hopefully be a wooden 1930s style and was thinking of changing the roof area above to a pitch type roof!
I have tried to down load the apps that do the 3D effects but haven't been very successful so far lol!
