Main bedroom dilemma: Bedroom layout, walk in wardrobe(?)
Comments (9)Just a thought, what about putting the bed against the wall of the walk in wardrobe and you can still have your headboard, no need to change or move a radiator and the wife's side of the bed would be next to the wardrobe entrance. It's all a bit cramped by the looks of things and while you'll have your ensuite and your walkin wardrobe you'll still be walking into a box room. Another thought I had to to lose the bedside cabinets and increase the appearance of space would be in to have the bed side lights on the partition wall and the storage built into the stud wall with pull out shelves for those breakfast in bed moments and cups of tea. Change the door to open onto your landing as well!!! Good luck...See MoreLayout of Small London Flat
Comments (10)I love the living room, which is the biggest selling point along with the garden. It's been hard finding a private garden that isn't a lower ground flat. The bathroom is also okay I think. The kitchen without a freezer actually would have an effect on my lifestyle. If anything, I usually have more in my freezer than the fridge! The photo of the kitchen looks like it would be a full size freezer + fridge combo, but really it's a washer/dryer at the bottom and then a mini-fridge on top....See MoreHelp reconfiguring a ground floor conversion flat in London
Comments (19)Hi One Plan...I know, and I agree that it seems strange but here’s the thought process. I’m 52, recently single and so it might well be my long term home and what’s important right now and what I can afford. I could extend the mortgage to do a full side return but that would make my monthly payments strangling as I also need to think about how long I’m going to keep working. What’s important is having entertainment space - which I can’t create currently so this was my next. Thought ( or move to something already suited to me but with stamp duty etc that works out just as expensive unless I move much further out and I’ve pretty much ruled that out. It’s a amazing flat loads of storage ( basement) and huge garden and prime location so I’m trying to make it perfect for me ( not necessarily resale atm)....See MoreBathroom/toilet preferences in one bedroom flat
Comments (5)Hi Bobbie, If this is a one bedroom flat that cannot be converted into a 2 bedroom flat, you need to think like a possible future buyer for a 1 bedroom flat. This person(s) would be: do not have children a person or a couple If you can put in an ensuite with a shower/bath, that would be ideal, but having just a shower wouldn't be a dealbreaker but may deter some but not all buyers. Having a family bathroom is not a deal breaker as guests would generally be couch or sofa bed hoppers. Going through a mostly tidy bedroom to a bathroom would not be an issue for stay-over or just visiting guests. So if that allows you to enlarge your other living areas without feeling 'squeezed' in an ensuite, then that is your best option. Maximizing living and storage space is your best advantage when selling on in 3 to 4 years. Just think of how you live and store things. Design a place that optimizes socializing, lounge living, cooking & eating, desk/office activities, sleeping, laundry and storage. If you plan out your space to include all or as many of these activities as possible with simple aestethically pleasing mostly neutral design, then your place will stand out in the market when you are ready to sell on, while still offering you the best lifestyle possible while you are there. Best wishes & good luck!...See Morejonchek
