Ground Floor Plan Help...Please!?
Hi there,
I am hoping to get some input on how best to plan the ground floor of our home as my husband and I seem to be going round in circles! We are adding a singe storey extension, which will need to incorporate kitchen, dining room, family area and utility room. We will be closing off an existing living room/dining room, to turn that back into a separate 'living room'. Please see current floor plan and proposed layout, which we are still not 100% sure about. Any input would be gratefully received!

I think I would have moved the laundry room so that you have an uninterrupted sight line from the front door. Personally I think having to have the kitchen sink under a window to the garden is a bit dated so I moved the kitchen so you could have bigger doors to the garden. I say get two dishwashers and resolve never to stand at the window washing dishes again.

Comments (5)Hi all, Thank you for your comments; I appreciate them! Natasha - the units you have suggested are very much what I had in mind. We will have a shaker kitchen and the media unit would also be shaker style and would have 4-6 cupboards with the TV in the middle with book shelves either side. Part of the reason we kept a partial wall was to make the space more usable. I can’t envision how the fully open plan room will be able to meet all our needs, but I am open to ideas! I feel that open plan would be more impressive, but potentially less usable. With regards to the doors. I do plan to reverse the doors both into the kitchen and family room part, but couldn’t work out how to do it on the app I used for the floor plan. It is a 1920s house and we have the original doors which we are planning to keep. We are also keeping a lot of floor space as when the table is not extended, we still have young children with lots of Lego and trains etc. I plan for these to be hidden in the cupboards at bedtime. J - we haven’t installed the kitchen but we have ordered it and paid a big deposit. Some of the units are bespoke/irregular sizes and I don’t think we would be willing to change this. Comments (13)Just on the chimney point. We knocked through between our kitchen and small sitting room. We needed a structural engineer to specify the steel. as part of the work they took out a similar chimney and supported the chimney higher up with a diagonal steel. the whole job was £15k and the diagonal steel wasnt itemised but we had the wall taken out, new plaster throughout, lights, new floor, radiators etc included. so i guess a couple of thousand pounds for the chimney removal to first floor....See Morelooking for renovation/floor plan ideas for awkward ground floor
Comments (12)If you made outer wall then its okay to build window on the side, your neighbor privacy will be maintained and you can get the sunlight needed, I would advise to move the garage to the front so it can be accessible for a car from the main road, you can still have direct path to the garden from the front if you move the enterance to the right and just put a fence, if it were me here's the layout i will do, it'll give more space for closet, bigger bath, utility room, and additional storage unit, so basically move the wall to the left and focus buildng that side, the previous garage will become the new master bedroom with en-suite...See More- PRO9 years agolast modified: 9 years ago
Agreeing with Jonathan. Whilst i'm not a concept planner, and, everything needs a proper measure out. I'd go with a better Family room if that's what you wanted, as on the plan it's more of an area I believe. I'd try to move the plumbing for the washing machine etc over to the other side for a Utility area on the right, and get the Front to Back feel that Jonathan mentions.

9 years agoI've just completed a similar plan layout. I used to have a dining room with the kitchen at the far end which was abit of a trek. It's far more of a useable space to have the kitchen nearer as opposed to the far side of the house, then have your kitchen table then snug by the garden. The picture is before it was finished but it gives you an idea!!!

- 9 years agoThank you so much for the input, especially to Jonathan for adapting the plan. It's really interesting because our initial goal was absolutely to open up the line of site right from front to back, but the reason we changed our minds is because we were going to end up with a very small utility room, that seemed almost not worth having. We also have a dog, so the goal was to have some way of containing the mess! We are changing an existing window to a door to do this in the utility room I showed.
1. Moving the kitchen to where Jonathan suggests means we would lose use of an existing chimney breast, where we planned to have a wood burner in the planned 'family area'.
2. The existing wc also needs to be made larger as it's currently under the stairs and my husband can't stand up(!)
I am attaching another picture that the architect initially drew where you can see the small room to the right of the 'corridor' is intended to be the utility room...
