Garage conversion and plan layout

Hi ,

we have seen a house which is very good street .

i have seeen there is garage is front of house would it be possible to add to the living room space as part of garage conversion and change the door to the front.

i have attached the layout plus the house and neighbhour house boundary too.

also wanted to add some more space to the house by increasing the living space and a ensuite /bedroom if possible in the layout and open plan kitchen .

please advise the current area inculding the garage is 1420 sqft. attached is the house with front garage we have seen.

please also amount of money required to the work if possible.

Difficult to comment on ones not in the UK. You'd need to be really specific in terms of what you want to change and add. You would need to give a list of requirements.

Hard to say without knowing what walls are load bearing, what can and can't be removed or amended. Also, the plan doesn't show actual room sizes, so would need those too.

Most things are possible with the right budget though.

I don’t think that knocking into the garage from the sitting room will add much to the living room as due to the garage being so far forward, it would still feel very detached from the house. I would make it a snug or room of its own if you want the space.

Instead, I would look at swapping the kitchen and the study and knocking into the dining room to create the more open plan living. That would then give you the huge existing kitchen diner to make into the study and maybe a utility?

Hi, The extension over the garage should be relatively straightforward in terms of layout but you would have to apply for planning permission. You would also need a structural engineer to check that the existing structure of the garage is sufficiently strong, or could be strengthened to support the new first floor. The first-floor layout I have shown mirrors the top of the stairs so that there are another 2 steps so that the first floor is all the same level. this has to be a small landing at the top of the stairs so i have used this area as a new bathroom and then the front makes the 3rd bedroom significantly bigger. the existing bathroom could be turned into a decent-sized bedroom by taking some of the room from bedroom 2. At the ground floor, the shower could be removed to leave just a W/C and allow easy access from the kitchen to the utility. I would also block up the door in the kitchen to give more space for units and worktops and possibly enlarge the island. Please let me know what you think? Hi Susan, do you have a floorplan of the room? This will help to advise on layout options. If a corner chaise sofa doesn't work you could always opt for a sofa with a footstool. Hey Jonathon, Thanks so much for your thoughts! Maybe I should have been clearer, we will have a living room upstairs and so there is a breakout from the kitchen. Also, our planning permission was approved as long as the garage is 'in keeping with the rest of the close' and so bricking up the doors may take a second round of application. There is already an existing window on the side of the property in the garage and so we will just be enlarging it. That side of the house gets the majority of direct light during the day. Here is an early cross section of the house plans. The kitchen we currently have is tiny and on the first floor at the front, and will be replaced by a single bedroom on the 1st floor (starting where the soil pipe cuts through the room and covering where the bookshelf is currently)
