Comments (4)We had our bedroom floor done 3 years, it’s about 27sqm. It only cost c1k but we didn’t need sound insulation. The guy was an antique furniture restorer who started refurbishing floors as a sideline and i suspect he seriously undercharged us..We also didn’t need much in terms of repair work, all boards were sound and only 1 had been replaced at some point in its lifetime, you may also find holes where central heating has been installed or gaps under skirting etc i think you need to consider whether you’d be happy with all the dents as pine is such a soft wood. We hung new curtains days after the floor being done and the ladder (sat on a towel) created dents. We put furniture pads under everything but have had no need to move the furniture since but i suspect it has big dents everywhere! Comments (12)If you made outer wall then its okay to build window on the side, your neighbor privacy will be maintained and you can get the sunlight needed, I would advise to move the garage to the front so it can be accessible for a car from the main road, you can still have direct path to the garden from the front if you move the enterance to the right and just put a fence, if it were me here's the layout i will do, it'll give more space for closet, bigger bath, utility room, and additional storage unit, so basically move the wall to the left and focus buildng that side, the previous garage will become the new master bedroom with en-suite...See MoreFloor plan Dilemma on extending ground floor
Comments (18)Rinked, I also considered that, but the table and chairs would block access to the back garden. The front extension would significantly block most of the south-facing light in the living area, the back double doors, are north-facing so they don't bring in any light. So while I agree that you need some sort of entrance into the home, The front extension is a mistake in my opinion. In regards to the comment of keeping the passage, yes it's good to have, however, soo many people who live in terrace houses don't have that option and I don't see that as a significant issue....See More- 8 years ago

You can use both engineered or laminate in a kitchen.
If going for an engineered board we would recommend going for a lacquered finish rather than oiled. The lacquer will help with spillages as it will sit on top of the wood rather than seep in, which it will be more likely to do with an oiled finished board.
We have a few option in laminates that may be of interest.
We have a laminate herringbone collection. Our islington Herringbone could possibly be something of interest. It is a 12mm board with is resistant to scratches and water. Perfect for a kitchen.
We also have the Laminate herringbone in smoked oak, this would be our Holborn Herringbone. This board is also 12mm and resistant to both water and scratches.
We have this option in a natural oak colour. This is our Finsbury Park herringbone.
