Modular Extension

Hi, I am planning to have a modular kitchen extension for my end terrace property in London? What are the pro's and con's of a modular extension? Can you please share your experiences and recommend a company.

Hi Helen, The garden looks fairly large - you could extend outwards? A ground floor rear extension, get rid of the sun room, install velux windows or skylights, some bi-folding doors and you would have a really bright, spacious lounge. If money/building regulations permit, you could extend upwards also? If this would not be possible, extend the first floor outwards at the rear to create two more bedrooms (where the attic room is). As Gabby mentioned, you can now get modular extensions and loft conversions which cause minimal disruption - entire rooms are designed and built off-site then installed over a number of days. A very time efficient solution but not as cost effective - they are pricey! The leading company for these is Moduloft, I believe. I have no direct experience with this type of conversion myself, but know this method is rising in popularity. In terms of the ground floor, the kitchen looks to occupy a very small space currently. I don't know your feelings on open plan but you could knock down the walls between the lounge and the kitchen, and bedroom 1 and the lounge to create a large, open plan living space. You could arrange it so that your new kitchen-dining space are where the current kitchen and dining room are, and the living room is in the space where bedroom 1 is. This would allow for the living room to feel like a separated little nook while still being part of a larger, open plan room. In terms of the exterior - there are countless possibilities. Replacing windows with some in a more contemporary style (e.g. grey upvc), replacing the door and repainting the exterior are the simplest but most appearance-altering. prefab or modular loft extension?

I've had a dormer window (4 metres long) placed for a loft conversion. Was built off site and lifted over the house with a crane. The guys arrived in the morning, made a big hole in the roof, dormer window arrived in the afternoon, crane placed it in the hole, guys made it all watertight on the outside. Done in a day. Very happy with the result. My handy husband finished the inside. But we're in the Netherlands, so I can't recommend a company.

I think if you have a 1m wide table and allow a metre each side to pull out chairs you are left with 1.6m of room width which in my opinion is insufficient for a full living area. So I offer an alternative

I can imagine you must be demoralised because you can’t afford what you were dreaming of but I have got to say I get excited about this kind of house, it’s amazing high ceilings and finding one at an end so the garden is not shaded is brilliant. I think you could have a beautiful space if you put bifold doors between the kitchen and the lean to, raise the floor in the lean to so it’s the same height as the kitchen and have the same flooring for a feeling of continuity. The bifolds satisfy building regs as you don’t need to rebuild the lean to, you have a dining space for all but the coldest days and when it is cold you just close the bifold doors.
