Converting bedrooms into bathrooms

Hi All, we have purchased a largish 5 bed detached house and we are currently going to add a large garden room on the rear and also at a first floor extension onto an existing ground floor extension to make a large master suite.

As part of this I’m looking at altering the layout and one of the options is using bedroom 5 to create a larger family bathroom and then I can use some of the the old bathroom and shower room space to create an ensuite for the master suite.

What tends to be the thought on this, is it risky to loose a bedroom and this impact of re sale value?

IMO Yes if you lose a bedroom you down resale value. BUT if you are going to make first floor extension onto an existing ground floor extension you would not lose resale value, your will increase total square footage to house , plus a garden room.

One thing bothers me...I think there is load bearing wall between bed 5 and bathroom. Is it?

Hi, thanks for comment. Yes load bearing but we wouldn’t move that wall, we would take the whole of bedroom five as bathroom. Then just knock through existing shower and bathroom to make ensuite for master plus linen and boiler cupboard.

The plan is for the garage to become a playroom, the current toilet and ‘store’ to be the wet room and the ‘workshop’to be the utility. We are getting a new roof all the way down in the next couple of weeks, probably with some skylights somewhere then we need to make decisions about everything else. To me, a 3 bed with bathroom on the first floor would be worth more than a 4 bed with bathroom on the ground floor.

In my area with this type of layout, 4 bed 2 decent bathroom houses are worth the same as 5 bed smaller bathroom house.
