home insurance during building work???

Hi,

We’re planning an extension next year, partial 2 story.

We’re planning on living in the house for the duration, but had thought maybe if there’s a night or 2 when it’s really bad stay at in-laws.

We’re trying to sort our years home insurance and are going slightly round the houses as to which scenarios we’d be covered for.

I was wondering what most people do? or whether the best option is to just take out additional specific cover during the work?

You should take out insurance for extension works (otherwise your current policy could be invalid). Apparently this is something that a lot of people overlook/don’t think about.
In my (limited) experience, it wasn’t that expensive to amend our policy with our current insurance provider for full renovation & ground floor extension.

I think you should start by speaking to your usual insurer to see what they will or won’t cover you for. If they are unable to insure you they should be able to recommend a specialist. Don’t forget to make sure your builder has adequate cover as well.

Well one tip I wouldn't recommend is thinking that having a car on the drive is going to discourage burglars - they'll probably break in to nick the keys for the car. I was woken by burglars who had come in my house a few months ago in the middle of the night and they were in my Mercedes on the driveway with the engine running - they just couldn't work out how to release the parking break! I RAN outside (stupid idea) and confronted them and they abandoned the car and ran. The experience was the first time ever I have not felt comfortable in my own house, and the next day I put it on the market and moved area. I did lots of reading on the topic afterwards and it seems like lights on and TV on are still the best deterrents - burglars don't want to meet with the owner during the burglary.

You should find out from your developer whether he has a license for these types of works and services and issue a contract with him in which all types of work that he must perform will be prescribed. You should also find out if he has the necessary insurance policy. Next, you should contact your insurance company and find out if these types of work are possible in your home and whether insurance covers them. If your policy expires soon, in your place, I would compare insurance companies in your area to find the most profitable policy, taking into account the changed conditions.

Yea we were just struggling to pin down when and what would be covered by our current insurer..

I think as long as we’re in the house overnight we’ve covered. And if we’re not then we need to let them know and there are exclusions.

Felt very painful trying to clarify at the time, which is why I wondered what others have done. Thankfully I think we’ll be alright!
