Comments (6)Hello Jeannette, what a lovely project! I've worked on a number of bungalows and they have their own unique challenges. Making the spaces work for our needs today, and for your own family needs have to be the priorities. I would suggest you appoint an interior designer before thinking in detail about the kitchen. An interior designer will find out how you want to use the space and come up with clever floor plan that is workable and beautiful. This is going to be a really important investment for you. I would love to help - I couldn't advise in any detail without seeing the property and of course, without meeting you. Very best wishes Yasmin....See MorePlacement of dining & family area
Comments (37)Hi LTS, The sketch plan your architect has come up with is not what I would expect from a 'qualified' architect. If you didn't request a study why is it included? The dining table is orientated such that three of the eight seats do not allow a view of the garden but face the kitchen. The door to the utility room is in the wrong location which should be adjacent the kitchen and I'm not sure you need anything like the length of the utility room as shown. There could have been a little more thought given to structural matters at this stage - eg: the beam above kitchen will be large, expensive and cumbersome to install correctly. On the plus side the overall planning principles are OK - but the whole plan needs to be prepared to a larger scale (1:50) and to indicate clearly where each piece of furniture is to be placed and how the kitchen functions (worktop/cooker/worktop/sink sequence) before you make any commitments to the architect's proposal. Get into the whole detail of the plan now and avoid the headaches of having to alter designs as the work proceeds. There should be no charge from the architect for requesting this second stage work by the way. You should also insist on receiving an elevation and a section drawing at this stage together with a clear indication of how the extension will look when viewed from the garden and, most importantly what the architect thinks the whole of the work will cost and how long will it take. (If you have already received this information my apologies)...See MoreAdvice for Open Plan Zoning for Living/Kitchen/Dining Area!!
Comments (32)I'm doing all I can to stop it from crashing but no luck yet! I've lengthened the island from 3.2M to 3.6M to increase the storage for the kitchen but agree the island should be moved down slightly. I'd like a really large seating area but will have a play around to see how I can make this area work better as the settee is a little bit close to the island! I've always wanted a formal seating area and will have the space to do this but may be able to get away with 2 settees rather than the 3 I had my heart set on!! I'd put the TV on that wall so I could see it when I was in the kitchen cooking! But it would be better placed on the other wall for people sat at the Island to see. Your points are so helpful! This is the most productive day I've had in a while!! And I've just watched the George Clarke show 'Ugly House to Lovely House' to see the Crittall windows and I love them!...See MoreAdvice on Kitchen/dining area/family room layout
Comments (12)We are planning on putting a utility room in the second garage (which is that new little room at the top of the garage in Floorplan 2) as currently the utility room is in the garage (cold and next to the rakes!). We looked into the breakfast room idea as it was my favourite layout (and more conventional) but were told by the builder to go out to make it flush with kitchen external wall, would cost £20k+ and we'd only get a few feet more width before it starts blocking the view of the garden from the conservatory. It is really a dilemma - I think my biggest problem is how the current floorplan looks on paper - I feel it would probably work well but I don't think I'd even view a house with such a nuts floorplan (except out of curiosity!) :)...See Moreshelleyanderson1204
