Garage conversion to workspace

Hi. My daughter has asked to convert the garage into a Nails and Lash salon. Does anyone know what regulations would apply - planning permssion or just building regs? Any other things to watch out for and a rough idea of costs?

There will not be access from the house needed as it will be a separate unit.

If it's going to become basically a commercial use then it will need full planning permission. I would recommend that you have a chat with your local planning department first to discuss it with them.

Ask them what if any limitations there might be and what planning legislation it would need to take into consideration.

They might ask you to pay for a pre-app enquiry and it might be difficult to get hold of anyway, especially now, but I would call the department and ask to speak to the duty officer as a first step. Then if you get no joy, look at recent planning applications and see if you can find the contact details of your local case officer to email them directly.

You really need sketch plans to get the most out of a pre-app enquiry and I think you'd find it helpful to speak to the planners before you go to the expense of creating sketch plans. Unless you can do something quickly yourself.

Garage conversion/first floor extension - what would you do?

Hi all My husband and I are in the process of moving to a newhome, which we want to convert/extend. We have two young children and this needs to be a suitable family home for the next 10-15 years. I've got some ideas for what I want to do, but I'm really interested to get other people's opinions! I've attached a photo of the current floor plan. What we want to work towards is a home with: Combined kitchen/diner Family room/play space plus separate 'grown ups' space Large utility room Downstairs loo and upstairs bathroom, plus master en suite if there's room Study/workspace (this is very important as I work from home) Three good sized bedrooms Easy access into the garden so we can move freely between the two when the weather is nice Any clever space creating/saving/storage hacks very welcome Ideally we want to be clever with the layout but if we can keep some of the existing structure, we should - we don't have a massive budget for this project. Let me know what you think!

As bedsits go this is still pretty small so it’s not going to add to the resale value of your house and to convert the space is going to cost as much as funding several years in rented accomodation elsewhere. If you are feeling flush consider using the money you would have spent on renovations to put down a deposit for you to buy a property and rent it to your son, use the rent to pay the mortgage and congratulate yourself that you have improved your pension planning.
