Hi, we have a downstair toilet and sink. We were wondering if you needed to have some sort of building regulations to convert the downstair bathroom into a utility room. For example; removing the toilet and sink, installing a washer and dryer?

Hi Frankie. The floorplan is of a house we were about to buy and we wanted to see what we could do with it. But we couldn't make it work for the right budget as the works were too expensive in comparison to the sale price. So we bought a different house instead! Sorry I can't be more helpful...

If you want to put a bathroom into that space marked red, you will need more room. It can be expensive and problematic to move the WC. I think maybe you should leave the bathroom where it is and make a small room where you have marked in red (plus a bit more space). I think baths are a pain. I hate jumping into one for a shower. I hate cleaning them especially when I never have a bath. I hate how closed in they feel. I could go on... So I agree with no bath, and I wonder how you'd fit it in anyways.

No the bathroom being your access to the back garden remains a monumentally bad idea. The ideal solution is to turn the living room into a private bedroom and bathroom and then build a new living room at the back. The extension will likely cost £28-30k, you will need wider doorways and ramps (likely £4K) the kitchen may end up being redesigned and that could cost £10-20k. A down stairs bathroom will be £8-10k new flooring could be £4k. This house needs significantly work in order to have an private bedroom and bathroom space downstairs. You should talk to Citizens Advice and charitable organisations to try to secure financial help with the cost. Try an internet search “financial help with disabled bathroom”

Thank you Jonathon! lots of food for thought there! i am hoping to keep the utility etc on the left hand side if possible to allow the windows to remain in the open plan living dining but maybe we could do a version of that flipped.
