Kitchen/diner floor plan help!
Hi, we have offered on this house and wanted to do a single story extension - make a hallway through the dining room to make an office and then go out into the garden to make a big kitchen/diner/shower room/utility. However we only have about 40-45k to spend on the whole house and garden which all need work and I’m starting to think we just can’t do everything without massively compromising and stretching. The alternative is to knock between the kitchen and dining room and put French doors to the garden - meaning we have lots of money left to finish the whole house and
many years down the line could even do a double story extension.
The Kitchen/dinner would be about 27sm. Do you think this is big enough? For kitchen and dinner...and would love a sofa in if possible! What floor plan would you do? We will have lost a hallway - is that weird walking straight in and where would you put coats and shoes? Any help really really appreciated!!

Im not sure if we can do the extra corner bit for number five, but I do like the layout, it will depend on cost, also don't need two tv areas, as we have a front lounge in the house anyway. the office was supposed to be a mixed use room, as a playroom with kids storage and also an occasional bedroom, so sofa bed In there. I know many people have hobs and sinks on islands, but I just think i'll end up dumping things on there.. I have four in the family, two adults, two kids, but we have a lot of people round for entertaining and parties, so space is what I'm after, but was also looking for somewhere the kids can go out of the way from adults if need be. As for kitchen, the reason for having large larder is to put not only food/drink spare fridge in there, but also things we don't use all that often in the kitchen, equipment etc.. I like everything clean and hidden away. The office on number 5 would be separate anyway as this concept includes sliding doors, which fold into the wall, so only entrance would be from outside, not sure if I can afford these yet though. Comments (17)Thanks urban space - we don't have under floor heating and the wood floor we had fitted about 5/6 yrs ago has been a nightmare. We did have an expansion joint but had so much movement and warping. We had the company back out beginning of this year and we had wanted to have a new floor at that stage but they said they could put right the existing one. Not sure on the technical term for what they did but they effectively relaid/ straightened it and used a resin with wood chips in to fill the gaps so you couldn't see them but within 5/6 months we have movement again and now all this resin is starting to rise out the top. For that reason I'm just not prepared to have a proper wood floor again - it might be down to the fitters but it has been extremely costly. Comments (8)Hi Shelly, There's a good chance your extension falls under the permitted development, especially if your current existing rear wall is original, and not from and older extension. In any case it's always advised that you check this with your local authorities. Producing planning applications is a very tiny percentage of what architects do. On wether you will need an architect or not, that depends a lot on your contractor. In your case, they will have to carry out the design, that includes making necessary drawings to build from, liaising with multiple suppliers (kitchen, glazing etc.), structural engineers, building control to provide necessary design, layouts, specifications and building details. Of course the cost for the above will be additional to the building cost in your contract/deal with the builder. If your needs for the projects are simple, you have the time to manage the project yourself and you know exactly what you want from it, that includes all finishes, extension design, kitchen layout etc. then going for the above might be a good option. Comments (0)Need advice on flooring ootions for new open plan kitchen, dinner and lounge area. Initially i was considering plain off white large tiles as it's a big space 6m x 9m. I am torn between the warm tones wood gives vs practicality of tiling and have considered wood effect tiling or luxury vinyl but i don't want it to look cheap as we are going for a high end look. We will also have underfloor heating. If anyone has used these any feedback would be very useful. We will also have a seperate lounge which will have double doors opening into the open plan area and I'm not sure if it should have the same flooring or different? Building a 9x4m extension plus the inside work will likely mean a £65k bill before you have bought a new kitchen or any flooring. Given your budget I think you should be reconfiguring the space you have instead. One easy step is to draw it to scale and move round custom sized templates of furniture to see what fits. I use an app called HomeDesign but given it is a big expenditure you might want to consider employing a Concept Planner or designer to personalise a plan for you. OnePlan is a regular contributor to these forums so you might want to look at her profile to see what she does.
Although it is quite possible to spend £40k on a kitchen and flooring and other upgrades to the house you don’t need a lot left to buy a small garden office.
