Design Dilemma Kitchens Living Rooms

Kitchen location change

We are redesigning our downstairs to give us more living space. Meaning we are moving the kitchen, we wont get anymore space if anything slightly less but gain the large living area.

what are peoples thoughts? obvious observations are no natural light but we do have large bifolds.

Also the floor is been replaced anyway so that will make plumbing easier.

new utility will be accessed from under the stairs.

My main thought is your losing your garage, normally a huge selling point (although not many folk use them for cars these days!)

We will still have half of it left and a large driveway. The garden is also big enough for additional sheds if storage of tools etc is needed. Do you think this will be a resale issue in the future?

Hello Minnie, I know you will get to the bottom of it! and if I win masses on the lotto, I'll buy you a new oven! Macarons are my favourite! and let's not talk about cheesecake!! I cannot even look at those delectable treats without becoming a balloon. (bad eating at ballet school and beyond! (left my metabolism sluggish so now I have to work really hard at eating only protein to resemble my 20/30's.. last year and Jan was good and it's been slowly getting worse ever since. : )). .. bet you're really popular with the girlfriends bringing those treats out from the kitchen.. I say if it tastes good then that's all that matters really.. I'm less El Bulli, Heston and Bompass & Parr about food than I am about design! : ))

The lack of bench space, and I'm not sure which category of the poll that fits into. Layout maybe, since we'll need to move things around to make it work. Our kitchen is enormous, but it's all storage - one whole wall is floor to ceiling pantry-style cabinets. On the other all the stovetop and the sink take up a full half of the bench top, so there is just enough room for one chopping board and bowl on what's left when you are cooking. The crazy thing is, it's not even a tiny galley kitchen, but the space in between the two walls is only just big enough to squeeze an island in, so we are trying to decide between being cramped, or knocking down walls and completely remodelling. Can't quite bring ourselves to pull the trigger on the latter, though, as all the cabinets and cupboard are in great shape.

I've taken some photos this morning of the build and attached our plans. The flat roof area is where the kitchen is currently planned for (you can see the drainage poking up, with a board over the trench). I've not been comfortable with the kitchen layout and haven't ordered any kitchen yet (although would like a modern kitchen which is bright and clean - but I have 3 small children, so nothing too high maintenance). I have ordered a 110 range cooker. We're over budget! So I very much like the idea of running the pipe through an island. Do do you think it would look strange putting the kitchen in the middle of the flat ceiling/extension area? So the return pillar would be in the middle of the kitchen? Maybe put some floor to ceiling cupboards in either side? Any advice or experience or inspiration would be very much appriciated! After bringing it up with my my husband last night, he's a bit cross with the change of heart (I say enlightenment!). Gemma

Some people do put their washing machines in the bathroom. For me that’d be a no purely because of convenience. I just want it in the kitchen so I can hear when it has finished its cycle. So you have a dishwasher one side of the sink and you want to put the washing machine the other side? If it’s a freestanding washer then remember the depth will need to allow for pipes/waste so you will need more than the normal 600mm depth worktop to put it under unless you’re happy for it to protrude. If all you’re wanting to do is move it from the utility to the kitchen, then you just need plumbing and possibly the removal of a base unit (you don’t say if one is already in). If it’s a space then it’s a relatively easy job. Just ask a plumber for a price.

If a family sized car can still fit in the half of the garage that remains then it should be fine, otherwise I wouldn't do it.

You mention the new design has less kitchen space - I’m sure you’ve done this already, but just evaluate what you have now and if you can afford to lose storage. As I get older, I get more obsessed with adequate storage 😂😂

Hi Louise,

It's hard to tell from your drawings what size you're planning for your utility? I would personally prefer more storage that is directly accessible from the house rather than in sheds.

Would you consider just running a bank of units and having your washer/dryer as part of the garage? If not, I would go for minimal size utility and keep as much space in the garage as you can (ideally with a door into the utility.) Our previous utility was only 1.4m wide but it worked perfectly as we had 800mm from the washer to the wall.
