Alterations to new home.
Comments (7)Thanks for the ideas so far , sorry I should have put the measurements on previously. I have now attached them .There is just my husband and myself and therefore we only need two bedrooms and yes this will probably be our last move. The conservatory and back half of the lounge are additions to the property and the wall between bedroom/dining room and lounge/diner is the original exterior wall .If we remove that wall (which I had first thought of doing although my husband not being a fan of open plan is not keen on ! ) we obviously have to erect a steel girder but I think also we will have to leave part of that wall at each end for support . The length of the wall ,including the doorway, is only 2.67metres(8ft.9ins) so not sure if it's worth doing....See MoreDesign Dilemma! 1960's bungalow - where to extend/alter?! Help!

Comments (25)J;aCualey is free to correct at any time but it seems like he has correctly calculated that if steps are a safe 24cm deep there is enough room for 8 steps between the front door and a landing if you went straight up. This means you will need to rise a few extra steps to get into upstairs rooms. Building regs also says you need a landing and any doors at the top have to be a safe distance from the top step. So this solution does solve your downstairs problems but in my humble opinion creates upstairs issues as the landing eats into the available space. By my calculations it would reduce your bathroom size to 1.4m if you place it on the left...See MoreAltering floor plan for better flow!
Comments (17)Not easy, such a long house. Tried to make something nice of it. Left one is just the floorplan in the measurements you gave. Middle one has slight changes to utility and hallway, making the old kitchen and snug more of a lobby, added a window and removed hallway door to let more light in, added a doorway on the right to create a garage-garden-connection. Dining will be lounge, other reception could be a spacious master bedroom with ensuite, though completely optional of course, if you have kids or work from home, there might be other/better purposes for it. Utility and toilet still in place. New kitchen with island, though far from optimal, as it is a traffic line. Dining table with very comfy chairs. Right one is similar, but master bedroom has dressing area and ensuite within the old reception. Garage-garden-connection in the same place, but now going through a utility. Old utility can be used as pantry. Kitchen layout will allow more traffic. Jonathan is somewhat right about turning the snug into utility/bootroom, toilet relocating and such, as it would allow you to open up the kitchen-family area more, thus less hallway. Then a bit of lounge/conservatory style setup could be added to the long family room....See MoreE D
