You have rather a lot of doors and wherever you have a door, you have a corridor of movement and that tends to become wasted space. Your own idea is good apart from that one drawback I would say. There also isn't alot of storage for a house of that size.

You have a number of options actually, depending on your priorities, and I would need more information before I could plan this space in detail, but one would be to create a utility room and new loo from the current kitchen. See attached layout. This would give you a view of a range cooker with an attractive shelving arrangement as you enter the kitchen/dining room, instead of two doors. On the left you would have a run of cabinets with a plate rack and shelf in the centre. If you zoned the kitchen area from the dining area with a pony wall, you could tuck the fridge in that corner and have some kind of iron work screen to conceal it. I'm guessing it's an Arts and Crafts style house. These properties have a lot of grace and character and lend themselves to all sorts of styles. We would always advise updating with a nod to the architectural style of the property. This can be achieved in a number of ways.

I'm a stickler for storage and whilst losing that central room to laundry and storage might seem radical, it really does avoid clutter in the rest of the house. Otherwise, what do you do with your hoover, ironing board and all that stuff you don't want on display. You could create a proper laundry and utility/ boot room, leaving the kitchen area for thing you want and need in the kitchen with minimal loss of space. Hope this helps or at least sparks some further inspiration.

As compromises go, this one probably wouldn't bother you too much. Walls in older properties usually have good sound insulation and the washing machine isn't in constant use.

This is the layout I would go with and unless you have a large family or entertain large numbers of people, I'm not sure you would need to extend if the space was carefully planned. Down the line, you could extend into the space next to the boiler room for garden/small tool storage, which saves a trip to the garage every time you need a trowel or spade.

With the lean to replaced with a glass covered open pergola, you've got the makings of a beautiful L-shaped court yard, accessible from the living room as well as the kitchen - perfect for summer entertaining.

I’ll bet the wall marked in red was formerly an outside wall and removing it costly. Also I’m not sure the lean too conservatory will meet building regs meaning it will have to be separated from the main house by an exterior grade door or rebuilt to be more thermal efficient.

If it were my house I would be looking to make as few sweeping changes to ensure you get the best bang for your buck

So much potential. I'm not sure if that question was for me, but I would demolish the lean to, at least partially. It might be possible to save the supports to create an open structure-hard to see from the photos. I would enlarge the French windows from the drawing room.

"Too much work" is subjective. Different people have different tolerance to disruption but, as you say, the layout isn't really functional for you at the moment. It's certainly less work and expense than extending.

The problem of supporting walls crops up all the time. When you're looking at a project of this size, the cost of getting a structural engineer in to do the calculations and then have the necessary steel put in place is pretty marginal. The Building Control officer will then come and sign it off, as you probably know.

For me I think i would want the entrance to be more impressive and to avoid moving the stairs because it would require changing the upstairs layout which seems unnecessary.

I also think that making good the lean to is uneconomic and would use the money to put a kitchen extension where the current boiler room is which would also give a better view and access to the garden. Personally I think a brick and mortar extension adds more to a house value than a conservatory although I concede the cost is often more.

There are lots of ways this could be laid out- this is what I would do.

My wife loves the idea of having an impressive hallway.

You guys have certainly made her come round to the possibilities of this property. Whereas before she was more incline to go into short term rented accommodation to wait to see what comes on the market in the new year, but I feel that it may be a cutting it too fine due to the possibility of missing out on the discounted stamp duty fee rate (too good an opportunity to miss).

What a crushing disappointment -sorry to hear it.

Certainly is and thank you...... So I went to the agent’s office this morning to try and put in an offer. He told me that they had received 11 offers 😳 for the property. 4 were under the asking price. 3 were on the mark and there were two offers nearly 25k over the asking price which they have accepted one (with no chain). To say I was shocked was an understatement, but our hunt continues. Hopefully the New Year brings more properties on the market and we will be in a better position otherwise we will have to go into rented accommodation.
