Comments (2)Hello Sarah, I would always recommend using a sample board. Often elements, paint colours and fabrics can look lovely in isolation but it's only when you see them together that you can decide if they work. If it works on the board it will work in the room. I'm guessing from your description that your new kitchen will be contemporary and you're wanting a tile or flooring material, for example Karndean, that will zone but not sever the dining area? One idea we've used in the past is to use two similar tiles. If you have dogs, you might find a wood effect tile or something like a mid or dark grey 600mm x 300m would work - matt (and non slip) but not riven. Comments (3)One option would be to move the utility to the garage, have all your kitchen units down the wall from hall to back wall, then have a dining zone where your breakfast bar currently is and a family zone where your dining area is (with bifold doors). This would leave your lounge clutter free and be much cheaper than an extension. Comments (16)If you really can’t face applying for permissions then get someone else to do it for you. This is one of the services an architect can do for you. As far as where you extend I think a side return makes the former dining room less light and less useable but people accept this as they are protecting often modest gardens. You can extend above the garage and if you wanted more space downstairs you could also convert the garage to a living area. I agree with Jonathon; I would move the door to the front. The external look of the house can be vastly improved by render, cladding etc; You'll need to decide on the type of look that you are after. I would suggest having a look at houzz, pinterest and architect websites for ideas.
