Thoughts on our proposed open plan extension layout?

Just recently discovered Houzz, but that has been perfect timing as we have recently bought a ground garden floor flat in a 4 flat Victorian house and planning a ground floor extension to start in the new year, so we have been getting some great ideas and advice from here.
I wanted to get people opinion on our proposed layout for the extension that will encompass an all in one kitchen, dining and living/TV open-plan room. The one thing we would like that we have had to abandon is an island in the kitchen, as we don't have room for it, and so we have a breakfast bar instead.
At the far right where the garden is we have two options in mind, 1: bi-fold doors all the way across as they look great but speaking to people we know with them they say they don't open them all the way that often so, 2: smaller bi-fold doors at the top and a window seat at the bottom so we have extra seating around the TV as well as a nice place to read/relax. The later is what we are thinking of as it's more practical and if we still want some wow factor we are thinking of a frameless glass Oriel window, although they seem pricey.
FYI - the mini-room in the top left corner is a lightwell to allow light into the bedroom via French doors, the yellow box on the bottom wall before the TV is a bookcase, we might put the turn the table 90 degrees (we will see what looks more spacious once it's in the room) and finally, we are thinking of putting in a log burning fire (might be suspended from the ceiling dependent on budget left) in the bottom right corner between the TV and window to make that area cosier as we are having gas under-floor heating so an occasional direct source of heat on colder nights in front of the TV/reading would work well.
Be great to have people's opinion on the layout in particular, but any other thoughts and advice would be most welcome.

3 years agoHi, have you seen this houzz tour? I’m useless at planning so read with the best intentions (!) but my immediate thought is to make use of the light well from the kitchen as they have done which would be a wow feature plus obviously give extra light (you’d obviously need privacy treatment in the bedroom though!). You could have the main run on the top wall with a peninsula (against the wall). Maybe the sofa and window seat next to the main run and table on bottom wall to make use of that space. The tv could either go between the window seat and maybe french door(?) or look at a Samsung serif

Comments (4)Hi Rishi Firstly congratulations on planning approval and what a lovely space you are creating. I do think the length @ approx 8.7mt is extremely long for a kitchen on it's own and so would benefit from being broken up. Whilst the utility is fixed i would consider moving the door further into the space to create a natural divide between the kitchen and possibly a snug area. Otherwise you loose the option of using the back wall for any real functionality - it will in effect just be a thru passage. Position of kitchen can either be immediately as you enter the room or further away towards the window / bi-fold. It really does depend upon how you see the dynamics of the room. Having the kitchen nearer to the entrance to the hallway means you can convert windows to bifolders or sliders balancing out the lounge area; the Kitchen then becomes more centrally positioned within the house. The path from front to the kitchen is shortest and easiest for putting away all that Party food shopping :) And you also get a great view into all 3 zones (dining room, lounge, snug) Imagine both sets of doors open and bringing the party to the outside space. Having the kitchen on an L-shape under the window enables the natural light to flood the kitchen area. The position of this kitchen layout creates a natural link between the snug & lounge. Whilst the dining room is a little further and concealed from view this means there is a clear demarcation of informal dining (via breakfast bar or table off the island) and a more formal room. Things to bear in mind wrt the island 1. jumbo slab sizes of stone are typically 3.2mt and longer and you would need a joint 2. compact resin tops can be found @ 3.6mt - 4.1mt and @ 1300mm deep. 3. acrylic wtops can be made at any size and the joints blended to create a seamless look oh gosh i could go on and on.... please contact us if you would like to talk thru any of my rational. meanwhile i wish you the best of luck on your amazing project regs belinda...See MoreExtension, open plan layout

Comments (18)hi! I've already had the structural engineer calcs done, and they suggest we don't need a pillar, however I will double check this with them? I had a think about moving the existing utility, toilet and hall around, however as these rooms have already been done I'm reluctant to start moving them around due to the mess and the additional cost. Based on this I've revised our design. I'm not sure about the chimney, but due to where we want the kitchen we wouldnt be able to use the old ones, a wood burner isnt something we have to have, its just a nice to have, and im not 100% where to put it yet or where it will be allowed to go! Comments (4)Hi Suchi, Can't see all the info on the upload so difficult to make final recommendation, but it does look as though a compact utility is doable and probably desirable. We can certainly provide full 3-D designs & plans down to detailed concepts for kitchens, bathrooms, utilities etc, though this is a chargeable service. Please message if you wish an idea of costs. 3 years agoI agree, a concept planner would be invaluable. I have found this kitchen design, just thinking the breakfast bar position makes a bit more of the bottom left of the room and leaves the space to the right of oven and fridge a bit more open as it looks a little cramped in your plan?
