400ft Square with zero flow, beautiful mountain view's no storage & a mix up of stuff only keeping the ivory white sofa & TV and ideas please

Do you have a floor plan you could share please, particularly with the position of the tv-blocking pillar!

Have you tried the tv against the wall, the sofa round then might allow more space/sofa against the puller would be a must..... can't imagine how you cope with that pillar!

Yes, match it but maybe it needs to be honed to prevent slipping and perhaps use dark stair nosing in the same colour as your inset square tiles on the floor

There are so many factors involved. These include proximity to sink and hob that will generate greater dirt, maintaining symmetry etc. For a larger kitchen you could possibly get away with only having upstands to the rear, but if there is a sink/drainer in close proximity, I would still avoid. A 5 inch high upstand does seem quite high, but this is entirely down to personal choice.

I'm sure experts will be able to provide better guidance but we are working through the same thing at the moment and as a very rough estimate for you it's about £1500 per square meter for a single storey extension. We are knocking the existing kitchen and creating a 45m2 extension (side return and extending further out the back) and a rough estimate for that is about £60k-£80k. Loft conversions including an ensuites are generally somewhere between £35k-£50k depending on requirements and size etc. We are south west of London so prices might be slightly cheaper. Hope that helps a bit!

Not sure if you have already sorted this but I had UPVC brown French doors spray painted white and they look great. The finish came with a 10 year guarantee. So it is easy to change the colour.

The pillar is a nightmare so awkward. I will try to do a floor plan. A square room is much harder than I thought to get any flow. Very hard to make a distinct division.

Can you switch the TV area and the dining table around? I can’t see the TV and sofa working near that pillar. This would mean less furniture where your internal doors are and so you won’t be blocking access. Your sofa will also be nearer/facing the fire. You could then have a lot of storage between the two internal doors on the right (as you face the fridge).

sunshineband34 - thats what I was thinking. I'm also thinking a rectangle table rather than round (due to the room being square). The pink fridge has to go, I cannot make it suit at all. Moving from the city to the country I didn't realise how much the furniture differs & matters.

Any advise please?
