Please advise on my layout

Here's our most recent draft of extension and garage conversion plans.
Opinions welcome. We've never done such a big renovation so a bit nervous.
My main area of concern is the new downstairs bathroom.....washer dryer will be behind cupboard door but having nerves that it won't actually fit with a decent size bath.....can you think of any alternative ways to layout the bathroom with a bath and washing machine? We need to keep a bike store at front of garage but conversion isn't done yet so exact placing of wall is still flexible. Will probably go for a smaller window btw.

Lose the WC under the stairs and put washer/dryer in there instead? You'd need to give dimensions of the bathroom to get someone to figure out that - also what size of bath do you think you need? Could you turn bath 90 degrees so it's between toilet and wall that backs onto garage, then have the washbasin between the side of the bath and the washer/dryer cupboard?

Sorry, should have said, the will understairs will be gone and will be a much needed coat/storage cupboard.

We think the bathroom will be 270cm from door to side wall and as I say can be any length as the garage is yet to be carved up. Just trying to visualise if there's any other layout for this bathroom or even splitting garage into bathroom and utility maybe.

I would start with her bedroom, that's the area she wil rest. Keep it neutral and and peaceful. Make the curtains cheerful that will be the first thing she'll see when she wakes up. A four feet bed will be comfortable for her and find out how much it will cost to raise the bed ...at a certain age it is more comfortable to get in and out of. Table lamps which by a touch will light up a big alarm clock... Older people always want to know the time! Two bedside tables. Soft carpet for her feet and a big collage on the wall with photos of her family. I would get rid of the wardrobe is is so huge and if you look on your local ebay and put you postcode in you will be able to get a good bargain. Look for a comfy chair too with a floorlight for reading. If space a nice little table (local ebay) will make it complete. Your mum prefers her wall painted but again a roll of cheerful wallpaper for one wall in her bedroom will make it special for her. Try to get rid of all the clutter like those two shopping trolleys perhaps in a cupboard in the hall? I have done a lot of houses up on a shoestring and it is a challenge but can be so satisfying. One thing I have learnt ....ALWAYS finish one room completely before going on to the next room. It helps when you feel a bit down about the project and one look in the finished room gives one a big boost to continue!!! Good Luck.

I would lose the wooden counter top and pull out larder. Put the hob next door but one to the sink with an extractor above. This will break up the run of wall units. Also think about when you are cooking pasta, filling up a saucepan with water and then draining it. You don't need to cross the room. Where you going to put bin, dishwasher and microwave? I would agree you need more drawers. I love my new pan drawers they hold alot. But my pull out larder does not and things fall down the back all the time. Also when you are taking something out of the oven, where are you going to put it? I never understand why designers put oven and fridges next to one another.

I would search your local area for an electroplater company. Beware it might not come out perfect and may also invalidate any warranty from the original manufacturer.

Simple yet effective makeover. Not knowing the state the garden room is in, I kept it as is. Moved bathroom upstairs, so the kitchen could be opened up. Tall units house fridge, oven, boiler/heater, washing machine. Master bedroom closet got a revamp, yet there is still room for a shallow wardrobe (ikea has pax) or dresser. I figured you already have space under the stairs for vacuum and coats?

I'd put the bath across the way, under the window, it'll look better and fit better too.

Hi Pearl,

We don't have a bath upstairs (and there isn't room for one without it being very crowded) so we really do want a bath downstairs.

I think I need to play with different layout maybe bath under window as Ellie suggests

I think the layout looks good. It might be nice to extend the wall between washing machine and bath, to separate the two areas. Then you won’t have to look at baskets of washing while you’re enjoying a relaxing bath!
