Loft conversion

I am about to borrow money for a loft conversion. How much should I expect to pay for an architect to draw up the plans? How will I know if I need my ceilings lowered as some of my neighbours have had this done this but it does add 10k to the bill apparently. What hidden costs could there be as I have no idea and I am a bit nervous of not knowing what to expect. I attach the floor plan and photo of the front of the house which has a hip end.

It’s a few years since we had our loft done, however I contacted our normal general builder and a couple of specialist loft companies before we sorted the finances - I recommend doing this because it will give you an idea of cost before you start. We found that the specialist loft companies gave free advice along with a rough sketch and quote. Our general builder sent round the architect which we had to pay for (which we didn’t realise at the time!!) In the end we went with the specialist loft company and they kept to their original quote. We found that being a specialist loft company, they already knew how to overcome some of the odd issues that we had with our house.

Hi - ours was a little bit complicated because we remodelled our loft which already had two rooms and a small flat roof dormer. We wanted to push our dormer out and have a space like your plans, with the new en-suite in the former. However we’re in a conservation area and the council decided that even though we had a flat roof dormer, they would only allow us to remodel if we changed to a pitch roof. That meant our en-suite needed to be moved between the chimneys - and now I’m glad that we had to! The pitch roof dormer has a huge triangular window which I love. The ensuite is 1.2m wide (width of the shower tray). The vanity unit is in front of the en-suite door and the toilet is under a velux window. I don’t have too many photos but I’ll post what I have…

Hello all, Looking for some advice please, we are looking at this 1930s semi detached house and are wondering if it’s possible to swap the bathroom and the small back bedroom and then put in a staircase where the bathroom used to be with a loft conversion. We’re not sure if it’s possible given the roof shape? Not many other homes in the area have a loft conversion but we haven’t been able to find any historical planning permission applications. Sorry there are no other clearer photos or dimensions Thank you!

From a building control pov you probably can’t get away with putting it over the stairs as there is a fire safety requirement for headroom on stairs going into lofts. There are so many good under eaves storage solutions there, especially if you have a warm roof insulation. All dressers and cabinets can be built into the eaves for instance. Also a bespoke loft wardrobe at one end solves many storage issues in the loft.

Your plan is the better of the two. But I suspect someone on here will find an even better idea for you! Info you've supplied is great but if you know which are supporting walls that can be taken into account. Also, are you okay to have a steel/glulam across your roof? I think a huge room would need one? I avoided one by having the loft bathroom accessed from the landing - the wall between bedroom and bathroom is structural.
