Downstairs floorplan ideas

I have the following groundfloor floorplan and wanting to maximise the space, re-arranging the space/ walls etc. Ideally it would include large kitchen diner, utility room, toilet and library/office. I want to keep the lounge to the far left as it is and dispense with the odd half room opposite the main front entrance. Any floorplan ideas would be appreciated. (Gaps in the walls are doors and green in te walls are windows, as they currently are.

Hi Michael,

your home really does have generous square footage! Congratulations!

You need to be very careful and discuss the details with an architect who can verify measurements and do actual inspections. However I have thrown out a quick sketch of how I envision the end result.

To encourage light, the wall in blue I imagine it in glass, as in the photos I attach, the kitchen with a large island that converts to a support table.

I reversed the bathrooms (giving it more square footage) with the utility room so that the latter can serve the kitchen directly.

I would finish it all off with a large representative table, facing the entrance, where you can think about building a built-in closet.

Obviously mine is just a starting point, I do not have enough information to design something more concrete.

@ManAboutTheHouse Thanks got the comment. I agree about moving the staircase, that would complicate things. There isn't standing height under the current (stupid) staircase, so I don't think we could put a toilet under there as it is. We're pretty sure the drain runs from the back of the house down the porch side, but obviously we need to confirm this. Current porch extends out 1.02m, wouldn't want an extension to come out any further than this because we'd like to keep the 80cm side access to the garden. It's 2.36m wide and we could go up to another 2m either way, giving us at least 6m, if we wanted. I'll attach a google earth image, so you can see the house in its surroundings. The deeds say we have to maintain the green landscaping to the front, so that's a no go area. Back garden is tiny, so also a no go area.

Hi Simon Looking at your floor plan there seems to be a lot of under utilised space and i am guessing from the first floor plan that there will be sky lights down the left hand side of the extension? Have you considered moving most of the kitchen to the left hand side so your counters are under natural day light. You could sacrifice any top units for open shelving to maximise the light/view. Also may sure you have at least 1 unit space of worktop either side of sink and hob. If it is possible, perhaps a bigger utility could be gained by moving the dividing wall between the SRR and the hall??? Alternatively a cheaper option could be to install a wall of floor to ceiling cupboards in the SRR (kinda like a false wall) that you can hide everything away in (you could even include a large airing cupboard) The opposite wall could be a mix of shallow units, open shelving, a desk if needed or maybe library/reading area and lots of greenery? Think of the SRR as becoming a glorified grand hallway – keeping the middle clear will ease the flow and also give you a decent indoor exercise space? Lighting will also be very important in this area – maybe a mix of ‘daylight’ effect bulbs and also mood lighting/lamps for when you want it more cosy. Thanks for all the ideas - we have now bought it and just debating how to make it more open plan. 2 things we are sure of - keeping the kitchen where it is, (for costs), and splitting the garage to the front part is a storage area and the back half is a nice area with bifold doors. Purpose tbc! Maybe a lounge… maybe a play area…. Ideas welcome!

Hiya, What a fun puzzle. I think like @guardianangelservices have said, there are a lot more questions before working out the "right" answer because there are a million options, it's about finding the right one for your family. From a first look, I think there is a reasonable easy/least expensive option which would give you the bigger kitchen but without touching the newly finishes left side or moving a bathroom and that would be to move the front door to the centre of the house. Personally, I love a hallway, not walking through the middle of a room to get to the stairs or to hang your coat is a luxury to me so removing the centre hallway to open the spaces up would actually be a compromise. However, gaining the extra meter or so of kitchen might be all the difference you need to fit in a table and then it's about decorating the hallway to create the feeling of light. Actually having a glass door will make a huge difference as light doesn't travel around corners very well which is why it is so dark at the moment. You could keep the coat room space by keeping a little bit of the kitchen still, the hall doesn't have to be a straight line, it could have a coat nook or cupboard built into the new space.
