Bungalows are super properties to buy. Often they have big plots and often they need modernising so you get to put in what you like. In this case there looks so be enough room to double the width of the garage.

However there is less garden at the back than at the front and the front probably gets the best light. If it were mine I would be considering taking down the leylandi that plot look smaller than it is, and then I would be thinking about if it is possible to put a French door in the lounge in the north side an building a patio there in order to get the westerly sun in the later afternoon and evening…. I would also be strategically planting the front garden to make that patio more private from the road.

I would definitely look if it's possible to open up the kitchen and living areas to create a more open plan living area and more of a feature room for entertaining. It's definitely an option as stated above to add to the garage side... is this lower down though and different construction?

I think if you are considering making interior changes that will have a major effect on whether you purchase the property, I would see if you can visit with a builder/tradesman so they can advise on what is possible and feasible with the space (with a prior chat around budget).

Knock through the kitchen into livingroom for open plan will require a couple of RSJs close the existing kitchen door opening, change layout of bathroom and make a new stud wall extending the smaller bedroom for a larger space will lose some hallway space but gain bedroom space. You wouldn't require an extension and it would cost a lot less to do the above then an extension. Feel free to contact us if you would like us to walk you through it
