Design Dilemma Living Rooms

Design advice on tricky layout!

Hi Houzz community! looking for any advice or inspo. from your solves on a blank-slate living room layout. How would you approach selecting / arranging furniture to balance a tricky corner fire place?

- open floor plan

- Corner fire place with perpendicular windows.

- ideally would like a TV on wall next to fire place

If you want the focus to be on the fireplace and any art or decoration you place above it, rotate the rug so one short side of the rug runs parallel with the fireplace angle, with the tips of the corners just clearing the nice wide base moldings. Place a sofa upon the far side of the rug, facing the fireplace. Depending upon the size of your furniture and how many pieces there are, you may need to have the back legs of the sofa and chairs off the rug. A coffee table, two smaller side tables, and two or three comfortable upholstered chairs may fill the space nicely. A console table or a bookcase would go to the left of the fireplace. Even with the recessed lighting and fan light already there, you may want to add a floor lamp and a table lamp or two. Try using different lighting combinations to see which ones work better together in the evening and move them around as needed. I would add matching drapes on the triple window and single window in a quiet-colored pattern which goes with your upholstered pieces. Add additional art where wall space allows. Don’t add too many pillows. A rug four feet wider and four feet longer than the dining table allows additional color. Two feet of rug on each side of the table allows enough space for people in chairs.

Ok - been mulling over this since I glanced at it in my lunch break .... Dependent on lots of structural things obviously - and only if it's a two storey not a three storey home ... Here's a bit of a suggestion .... A = tv snug with best views and wood burner stove B = study area / play storage behind sofa C = fab dining area with glass doors leading to kitchen and hallway hopefully brining some extra daylight in - but huge fancy lights over table too !! D = slightly re-jigged kitchen with island E = triple sliding doors to reveal laundry and folding shelves / extra pantry storage F = downstairs shower room G = adult lounge with fireplace - more of a talking entertaining area - so no tv. ( use iPads !!! Lol ) Hope it gives some ideas ?! [ marketing note - this is an example of the sketch consult service OnePlan provide... I suggest dividing the room. Which ever side is the largest place the sofa and on the other place the chair. If you put the sofa in the bay facing the fireplace it wouldn't be too distant to enjoy the heat or the feature. Stage the chair to the side of the fire place. In the middle of the room leading from one door to the other place a rug as this will signify the route to take, lead the eye and create two areas in one room which are joined depending on whether one is sitting or walking through to access storage. I suggest paiting the doors the same colour as the walls - keeping the door frame and skirting board the same. The doors will then seamlessly blend in. To my mind you have an exciting room with the advantage of good storage. I suggest looking at palaces (seriously) as the rooms can have the same issue of doors. Look at how they are managed. Also, have fun with the lighting. As it is a library where will you sit to read? Write? Drink your port? Use lighting to create the mood for each area.

Renovating our kitchen diner, I would like to include some or armchair seating (we have a front living room as well so doesn’t need to be a lot). Which of these options do you prefer? Please excuse wonky positioning - slightly tricky to line up as we have a wedge shaped room!

Below is a design of ours that we did for a client. If you want the TV on the blank wall to the left, you could easily do what we did here. Notice the long console with artwork over it? Perhaps that could move to the left and be where your TV would go. Here are some of the other images below from this design:
