Ideas for extending!

Hi! We are moving to a bungalow in June.

It is currently a 3 bed and we need a fourth bedroom, the plan is to do a single storey extension for this along with an en-suite as marked in the red (although we would go to the current brick line, so the full length rather than stopping short) I would love to know if you have any other ideas?

We can go North or East looking at the drawing as is.
We don’t want to lose the landing space.

What’s the plot like?
I’ve assumed you have a nice back garden and pushed your idea back to have a glazed connection to the garden.
I would also glaze the front to throw light into the new corridor so it isn’t dark, gloomy or unwelcoming

Ah that’s a really nice idea! I do have a good plot…it’s about a third of an acre and wraps around…it is sloping upwards to the back. Actually my profile pic is part of the garden at the back.
The reason for keeping the walls level was actually for costing…I was thinking of having french doors to the garden on that wall…I love your idea more of course!
Thanks so much for that…I was worried about darkness in that corridor as the rest of the bungalow has such good light, it’s really given me something else to think about.

Hi Ewa, Congratulations on your new house! I have attached a very quick sketch of how you could layout your kitchen. Have a look over it and please ask any questions you may have. I would definitely advise you going to see a kitchen studio (like ourselves) to help you design a kitchen that suits your needs. For example you may not want anything on your island. To get an island in your kitchen you will need 3.3m which leaves a living room that is only 1m wide which clearly not going to work- as it is I think the living room is narrow so offer an alternative

Thanks so much for your suggestions. Lots of things to consider. I hadn't even thought about closing off the main lounge and moving the door to make the room more practical and the big open plan family space at the rear is very appealing. We were definitely influenced by how much of an issue potential excavation at the rear of the property may be and most of our neighbours have extended to the front which gave us this idea. The main reason behind having the separate snug/study was to have somewhere besides the dining room table where we can work from home on an ongoing basis, but also potentially a retreat away from the main, open plan area of the house when young children become teenagers.... I have struggled to get any indication of how much any of this might cost. I understand that in the current climate this is extremely hard to predict but maybe I would be better going directly to builders to try to get a better idea? We have savings to put towards any build but also the option of additional borrowing on our existing mortgage if we want to go for something bigger. This is our family home for the forseeable future so definitely looking for the best long term solution. I have included the first floor plan as requested. When it comes to the soil pipe question, I am not 100% sure. It comes down the rear of the house and as far as I know, then heads towards the street. We don't need the garage for parking but would like to retain some storage. Thanks so much again!

Hi,

From my experience, I can say that a corridor-type wardrobe between a bedroom and a bathroom is an interesting and functional solution. This solves the issue of natural light in the corridor and the rooms have an ergonomic layout.

Hi Elina,

This is another brilliant solution! I really like the window at the end of the corridor, would be a good place to have my dressing table…also if I pushed back the en-suite wall I may just have space for a small utility area. Such good use of space. Thank you so much! I’d love your opinion of the living area/kitchen when I get to that…I have a couple of ideas it’s just such an odd space! But the bungalow is so lovely and in a great spot it’s worth it 😊
The bedroom is the priority as we have three teenage boys who have all taken a room.
