Living/Kitchen area - ideas? Island? Extending to the garage?

I am very exciting about moving to a new house! I was wondering if you could advice on my kitchen/dining/living area. I have seen many great ideas on this forum.

I am planning to remove the doors and wall between Reception Room and Dining area to make it more open space and I was thinking about putting a wall or leave the door between the hall and the kitchen.

As you can see, Kitchen/Dining area is together and I could make the room even larger by removing the wall between the kitchen and the garage.

In the future I would also like to build a conservatory to make a dining area a bit longer.

A. What do you think about the "Future" floorplan (see the floorplan: http://tinypic.com/r/2nsun8i/9)?

B. Any ideas for the kitchen (photos?/designs)? I'd like to have an island or more counter space (I think you call it a breakfast bar (but I wouldn't use it as a sitting area)).

Hi Ewa,

Congratulations on your new house!

I have attached a very quick sketch of how you could layout your kitchen. Have a look over it and please ask any questions you may have.

I would definitely advise you going to see a kitchen studio (like ourselves) to help you design a kitchen that suits your needs. For example you may not want anything on your island.

Hi, the plan shows you how to decorate everything. It shows where to put the furniture. The ceilings look too high and the rooms are too square so add softness and ground the space. Use oversized pictures and floor lamp and plants to play with height and texture and to ground the space.

Hi Samuel, thanks for getting back to me. I think an extension would help and you have got the space for it. Roof lights will bring a lot of light into the extension and you could have a flat roof or mono-pitch. The only issue perhaps is by extending the house would be a little 'bottom heavy' but my thoughts are most of one's time in the home is spent downstairs! The extension wouldn't need to be as long as I've done it, and if you're under 3m from the current back wall you could potentially do it under permitted development (providing you meet the other criteria). If you wanted to extend, this what I was thinking. I've put together a little mock-up quickly, leaving the washing machine etc at the front of the garage. Door would need to swing the other way probably. Kitchen layout would need some thought. Might be nice to use the reduced height in the garage for office/ snug with new glazing to the garden. If you need more storage/ the utility wall could move to give you more space with a smaller snug area. Yellow boxes are Velux and green is flat roof windows could be put anywhere really/any size. These are the two options to give you an idea of roof options.

Couple of options, one of which provides an extra room or could be left as storage via garage door. Don’t be put off moving water, waste etc. I have just moved my kitchen into a new room and the cost of moving all the plumbing was £400. Similarly taking out a structural wall was less than £2500 for a 2 metre opening and I paid a mark up as I was paying through a kitchen design company who I have no doubt are marking things up to bump up their profit.
