Hi Jophilip I've been pondering this all evening and this morning! I think to maximise the space and light you have to move the services (utility, wc) to the left hand side of the house. I would change the current downstairs bathroom to a cloakroom for all your storage needs. I would block off the wall in the sitting room to make this a more formal space to escape to in the evening. I think you would need to get rid of the wall on the right hand side and incorporate that narrow space into the kitchen. Then you can get the light into the middle of the house with velux windows. I'm just not sure with moving all that plumbing and the wall it would come within budget. Hopefully a pro will give some input, apologies for the crude drawing!

No worries. It was blocked off before and we had to trapise through the whole house with shopping bags to get to the kitchen and it drove me mad. We didn't have side access then though so guess now I'd go through the new side door. I had sliding doors on the utility to save floor space but the family never shut them and it looks untidy so I'd make it a normal door. I have units to the right of the utility and I'd move these to the left side to avoid having to dog leg round them to get to the kitchen. Side door position was governed by drains and waste pipe position but if I'd been able I'd have moved it so it wasn't in the middle of the wall so I could have more of a run of units.

Hi, you have a lovely house with plenty of options - here's one.. I would put in a hall to separate your living room (privacy and cozy). Make the first half of the former garage into a den / office / small spare room? Second half could be a new larger  kitchen open to the dining room (water and drainage there for bathroom above). Current kitchen and loo could then be full bathroom with utility space and bootroom area inside the door. I think there's something about stairs needing direct access to an outside door, so that's why I knocked through to back hallway.
