Design Dilemma Kitchens Renovating

Final kitchen design… any comments?

Please let me know if there’s anything I could improve/change before we seal the deal!
In the longer run of taller units it is: fridge freezer, oven, larder and at the far right end a cupboard with drawers and shelves.

Also handles help: I’d love a mixture of knobs (wall cabinets) and handles (base units) but then unsure what I’d do in the long run of units bit. All handles.? Then would it look odd having just the wall units with knobs…

The location of the oven would bother and worry me. Depends how much traffic you get through your kitchen, whether you have small children or pets, and what you cook etc but it isn't very safe or ergonomic to turn behind you to put something down.

I say this as someone with a very similar space, except where you have a door on the hob wall we have our ovens. I know this isn't possible for you but just to say that taking something from the oven and turning to the peninsula behind me (same spot as yours) is long enough for the warmth of the pan to get to my gloved hands and not good with heavy pans. It's also somewhat a blind turn but safer for me as no thoroughfare. I actually nearly always put down to the left of the ovens (larder to the right) and asked our designer to leave space there for that.

If it would help to see a photo just shout, I'm not saying ours is right or suits everyone but it is a similar space. For ref, our hob is on peninsula and sink is on back wall with the ovens- no units under window at all.

Few things that i'd query [with Howdens?]

extractor distance to hob, [there is an extractor there?], if its an induction hob then you can probably get away with a 500 minimum gap [depends on the extractor installation instructions] but you have the wall units right in your face though.

then for the 2 drawer units you have on the hob side, i'd consider having a wider set under the hob then have a high line base at the end.

for the peninsular you have 2 drawer units here, the salesperson has made you aware that you are losing the corner here [unless you plan on having a unit at the back of the peninsular], also as you have the dishwasher in this corner, be carefull the handles you choose don't clash [when you pull the top drawer out it doesn't hit the dishwasher door handle]

agree with Kim about the oven tower, move the larder and i'd have the oven tower closest to the worktop so you have somewhere to put things down, but without measurements i'd want at least 1m between the oven tower and peninsular. the tower at the other end of the run also [unless the boiler is here] looks out of place and i don't think the shelves work, i'd have worktop all along, change the drawers from 3 units for 2 wider drawer units and have wall units above and the extra tower panel wouldn't be needed.

drawers are expensive so i'd always try and have wider drawers as they're better value for money.

i'd keep the handles the same, where you have horizontal handles [drawers and dishwasher] you can have a bar or cup type handle, then for the doors [base, wall and towers] you can have knobs.

but its your kitchen and if the design is what you like then go for it.

Hi there. I think your kitchen looks fab but agree the render maybe creating a slighting different feeling of the space. I create 3D renders for most of my clients and offer a package creating 3D visuals to show clients what their space will look like once done and this one definitely doesn't give a very homely feel to the space with the colour and lighting shown. I have attached a few images to show you the sort of 3D images we use to give you a feel for the space as a whole. I agree with Jonathan above that the sink would be better nearer the dining table - another plus up this is when you enter with shopping your island will be where you head and with that moved you will have a better layout of space for that. I look forward to updates so do keep us informed of how your project is progressing :)

@Jaya Garella I wasn't 100% sure what you meant by 'the bras'? haha. none of the tiles on the mock up pic are anything I have specifically chosen - they are the least offensive on the app I had which is a house mock up program and not specifically for bathrooms. I would need a splashback with a sink unit though as that back sink/wc wall is just a wood frame at the moment so will need plasterboarding. Part of me wants to avoid the grey as although I love a rich grey, the rest of my house is off black by F&B so very dark and moody. In the tiles in a small room it might be a bit drab? I'm also struggling to find patterned tiles that I could put all over the bath wall and bath that wouldn't be too much ie too large a pattern or too small. I would then have to have maybe a wood effect (vinyl or tile) on the floor as I think pattern on the floor and bath panel and large wall might be too much? You don't see the bath wall when you walk in as the door opens to the left and hides it. Trying to find some industrial glam images of alternative options as I'm a bit stuck in a rut with it and my bathroom fitting team is a bit old school so not up on design! haha

By the way we also originally had all the seating in a line like that, but I realised that a) the seats all faced away from the view (our big sliders will be behind that side of the island), and b) everyone sitting in a row like that is not at all convivial. It just looks good in photos. So we've changed the island layout so that the seats are at one of the short ends and along some of the long side, so when people are sitting there, they are in an L shape which is much nicer for conversation. And we've put some cupboards under the rest of that side of the island which has added a bit more storage. It won't be as photogenic and I struggled to give up the original design because I loved the symmetry of it, but I am glad I was flexible on it in the end, as I think it will be nicer kitchen to spend time in IRL as opposed to looking good in a photo!

I’m not sure the builders plan works since they have forgotten the utility room door and forgotten a fridge. And I feel you are nervous about making changes in case you exceed your budget. Most homeowners find they have insufficient money to do everything and to do it to a high standard. My advice would be to think ahead…. Make decisions now that make future plans easier. And do your research about what things cost rather than avoiding doing things that may well be affordable. Since you are rewiring the house it won’t make any cost difference to have the oven on one side of the room or the other. Moving the sink will have a minor cost implication. Should you move the kitchen away from the window you have the later option of knocking into the conservatory- although since you intend to upgrade the conservatory roof now I would knock through now….. and since you are going to put a new roof on consider if raising the roof of the conservatory can be afforded now because if not you will never do it. Blocking up the aperture between the living room and dining room and making a new kitchen door is a minor cost since you have already committed to the cost of a plasterer when the wall comes down between the kitchen and dining room. Then look at places that you might make economies….. for instance if you make many trips to the trip can you save the cost of a few £200 skips? Can you reuse any of the carpets? Can you avoid spending any money on the utility and downstairs wc? Do you need to buy all new furniture or are there economies that you can make in order to get the build right once and for all?
