I must admit I thought it was going to be dearer than 5k! It is a lot of money though particularly if you're unsure. Or can you just install a transom window over your existing door? It won't be as effective but will still allow light through and then just consider the rest of the interior design to maximise the light? A sliding door could work well using Jonathan's idea of grander doors but I assume that will up the budget . I think 3ft is a minimum as a walkway if the chairs tuck under but it doesn't work particularly well when people are eating. I love a banquette anyway but they're great for space saving with a comfier seat. I can't find great pics nor do I really know how they work but you basically install an led light panel and then you can dress it how you want. Using daylight bulbs you can then time it to come on. I was just attempting to find google images of them which was hard but the last pic is from a company called soul speak designs in Essex. It might be worth giving them a call

Hi, I agree with Carolina’s design, but you must be careful as those stud walls might be structural. It might affect the joists, which could cause extra costs for steel and re-adjusting the joists. Have you tried looking into a fire escape window on the 1st floor? It will be a lot of money and work for the extra space, it looks like a good size sitting room. I would recommend saving and expanding the back kitchen etc.

Real or engineered wood would be my first choice in a herringbone style but of course LVT is a much more budget friendly option. Underfloor heating is not easy to fit retrospectively and a lot of upheaval. If your radiators work I would keep them and work around them. I think your fireplace is a bit high to mount the tv over, the pic you show has a lovely round mirror and the tv at a much better height for viewing. Sit on a chair against the opposite wall and see what viewing angle is comfortable before you do that. Can you have a large sofa (3 seater) along the wall opposite the tv? You could than have a snuggler chair or just an additional armchair or two if space is an issue. A floorplan would provide a full background and we could advise you better on layout issues. We really want to make this into a three bedroom house. So we can have a separate office as I work from home and a spare bedroom which will eventually become a nursery in a a year or so... Although we did consider moving everything to the back, this just didn't work. While we are semi-detached, we can't have any windows at either side of the house, so all the other rooms were awkward sizes and layouts when we tried to fit these into the front part of the house. However, we agree that when you enter the open plan space where we placed the sofa felt quite squished, so we are trying to rethink the front section. We have moved the bathroom to make a ensuite master bedroom, but with the flexability that we could move the door later into the hall if we decide to turn this into a second lounge space, and do the loft conversion we have approved (2 bedrooms and a bathroom). This is the long term plan, but for now, we need to try to fit in the third bedroom! This is our current idea for the third master bedroom and we have some flexibility to go into the hall to make a bigger cloest space too in the master. However, our biggest challenge is this open plan space. Below I have put the fixed structural of the kitchen. Although the two dark grey units are two tower units (fridge frezzer and oven unit) and could be moved elsewhere (600 x 600 each). In yellow is the idea we had to fit in a utilty of the hallway for washing, and then a pantry area off the kitchen. This also allows us to move the internal wall slightly forward so it was less squished (from 2500 to 2900 as you enter). Is there any better way in the space below to place: - Utility cupboard for laundry with space to dry some clothes (1200 x 650 is fine) - Pantry cupboard/area with second under counter frezzer - Sofa area with TV - Dining area
