Kitchen layout advice in new open plan extension
Comments (6)I would suggest handing the FF the other way - aesthetically looks better paired with the pantry that way - and allows you to open both to see what needs to be restocked or to decide what to cook etc. Also for aesthetics, have the drawers either side of cooker both three drawers and the odd one other side of pillar as a two....See MoreAdvice planning for extension and dormer
Comments (5)Hi First thing is you need to find a Architect who can draw the plans for you.. shop around for the best prices. Architect will come visit you and then give you a price... it's usually a fixed price for a "drawing" and this will also include everything written up aswell location of windows materials to be used and rules and regulations. The plans then get submitted with a fee to the local Authority for approval. After approval you go ahead and select a builder of your choice. You can also call over Builders before you do the plans in fact it's best if you call builders over first before the plans are done so they can give you an idea of what can be done etc. Again if you want you can shop around for prices ... whether you will provide materials and pay them labour or you just pay them and they get everything and do the job .. which will be much less stressful. Just keep an eye on the materials being used. Your plans/drawing will state what material to be used where.. eg; fire rated plaster boards.. normal plaster boards.. fire rated door frames to be made where.. water proofing in bathrooms.. what insulation to use where etc etc etc... Just ensure you do some research.. even though you won't be building it yourself it's going to be your house and you will be paying your hard earned money to these people to make your house for you so just keep an eye out that the job is well done and to a good standard. Hope this helps...See MoreFloor Plan Advice for Rear Extension
Comments (4)I guess you can never have too much space with 4 children, I can imagine how I would use the existing living room and dining room :-). Few questions - is that an opening from the existing dining room to extension? what is the dotted line section on bottom left of extension next to kitchen? are you having an island? I'm not sure about having all the kitchen units down the left hand of the wall, 10m is a long way to walk to get some from one cupboard. I think its better to have kitchen 'contained' in a section of extension, then you can create a zone for living and dining space....See MoreDouble storey extension floor plan design advice
Comments (1)Hello Alice, congratulations on your new acquisition. First of all I would integrate the conservatory, lounge and kitchen in one open space. From the lounge you can have a beautiful view of the staircase. Part of the dining room I would convert into a small utility room or laundry, with a window to the garage. On the first floor, I would integrate the bathroom with the existing toilet in one bathroom with toilet. Cost wise it would be better to build the new en-suite bathroom close to the existing bathroom and on top of the kitchen, maybe transforming the bedroom 3 in the large master by breaking the wall and reducing the size of the bedroom 1. Kind regards, Sylvia...See Morerinked
