Hi Donna, the world is your oyster really, your kitchen sounds quite neutral so you can go for almost anything. Gillian is right there are lots of porcelain wood effect tiles around these days and some look better than others. Porcelain tiles are very practical and hardwaring and easy to keep clean. Think about the look you are trying to achieve, do you want the floor to look ultra plain or would you consider a concrete/stone effect tile? Stone effect tiles can look stunning and will hide a multitude of sins, necessary if you have children or animals in the house. I had this myself recently - I ended up I did go with a wooden table - a vintage one with multiple shades so it would still contrast and not look too much/samey. I also put a jute rug beneath mine and once you dress the top with a runner and a plant/vase etc it looks great. Alternatively white always works and I love concrete but expensive - concrete resin - metal can also be a good option - I wouldn't go with glass - I feel it's dated.

Many thanks Daisy (and hubby!). It has been very difficult to photograph There seems to be a variety of different fungi/molds at play I different location around the wndow frame The one that concerns me most is hidden away, for the most part, in the corner under the window sill/trim. There’s some cubodial cracking on some of the wood up in the corner and there was a fruiting body which had a slightly ochre colour to it, with a whitish edge. It seems to be contained to just that area. Thanks once again!

If considering wood you could get unfinished wood installed. Companies such as Wood Floor Accessories are a great supplier. Having it finished on site means a finish can be picked that works for your home. Each home has variables such as pets, different traffic and the owners desire to maintain the flooring or aversion to maintenance. Having wood finished on site has advantages. You can pick the highest quality product that works for your budget. The range of finishes available is quite wide. A professional company will try to understand your home and recommend the appropriate finish. They will also understand how easily the finish was can be renovated in the future. Amtico is an extremely robust product but being plastic, is just plastic flooring. It has its place, as does wood. In areas that have plenty of light surfaces, scratches show very easily on Amtico, Karndean etc. The manufacturers push a polishing maintenance product on consumers. However, this needs to be stripped and reapplied on a regular basis.
