We were very clear with Tracy at the outset regarding our expectations in connection with our budget and how the engagement would be billed, including changes throughout the process. Tracy hit the mark completely on this point. We were on budget, and her billing was transparent and clear! • Communication. From my wife’s and my perspective, this was among the most important factors when dealing with a design professional. We prepared a sketch of our house addition using AutoCAD. Tracy used that draft plan to adapt it to local residential code and construction practices. In no time at all she was able to generate a set of drawings for contractor use for pricing. She made only practical and beneficial changes to the plan. The drawings were exact and beautiful. After getting a cost estimate and hiring a contractor, Tracy produced a complete set of construction drawings, including a plot plan that were used for code review by the county. The review went without a hitch, in less than two weeks. The contractor we chose worked off of Tracy’s plans and is currently halfway through the project. We are excited to see the finished product. We would recommend Tracy for designing any home addition or new home project. She was a pleasure to work with and made only constructive suggestions for changes to our original plan. We recently moved into a house that had been built 15 years earlier and knew from the beginning that we would want to make specific changes for our comfort and use. Tracy Moller was extremely helpful in scoping the project and developing a design based on our ideas. Tracy redesigned half of the main floor for us, to include a two-room addition to the floor. The entire project involved moving, remodeling, and enlarging five rooms (the kitchen, the dining room, an office, a full bath, and the laundry) as well as adding two closets, a new sunroom, and a back porch. In the design process, she worked with a structural engineer and our builder to artfully incorporate a number of structural elements of the existing home that could not move. The project is now in the construction phase and we are thrilled to see the rooms taking shape as planned. Tracy is a warm and cheerful person who seems to approach her work with real enthusiasm. She listened carefully to us above everything, but was generous with creative alternatives. She was easily able to change/adapt the design as our thinking evolved. Her excellent advice and eventual design was based on her extensive design experience, her technical drafting skill, and her knowledge of the appropriate building codes. I consider Tracy to be an artist, and have no hesitation in recommending Fine Line Home Design.

Tracy was recommended to us by our contractor to do the drawings for an addition to a house we have purchased. We really enjoyed working with her. She was very pleasant and easy to get along with. We found her to be very professional, and very knowledgeable with regard to the technical issues related to the design, and she was able to explain things to us clearly. She had good, and creative ideas, but was very flexible, when we decided to go in a different direction on some of the design items. Her drawings were very clear, and she was punctual in delivering them to us. We're unlikely to need these services again in the near term, but I would retain her again and would recommend her to others. Currently construction is underway on the addition. I interpret questions below about the approximate completion date and the approximate cost as relating to the actual construction and not Tracy's specific drawings. We are not yet far enough along with the construction to provide relevant photos.

I hired Tracy on the recommendation of a builder and I couldn’t be more grateful for this recommendation. I also can’t recommend her enough myself now! We bought a house with amazing potential but was also an overwhelming and daunting project. Tracy helped make this project doable and exciting. She created a plan that was creative, sophisticated, fitting for the style of the house, and exciting. She took great care to retain and honor the historical properties of the house, as well as incorporate new and modern touches that made sense and were fitting. Tracy did a large amount of research to come up with practical but beautiful solutions to some very tough issues that come with renovating a historic home. Tracy always meet every deadline and all products were of the highest standards. Tracy accompanied me to several permit meetings and always came well prepared, impressing me and the city council with her professionalism. She also represented my project in the permit hearings with the city council (above and beyond her job). Her presentation was so professional and well researched that she not only received all the permits requested, but also got the historic district to approve brand new materials never before allowed. Tracy was professional and courteous but also had a wonderful energy that made it a joy to work with her. She takes such care with her projects that she even found pennies that were the same age of our house to incorporate into a penny tile floor. That’s amazing!!

I have been working with Tracy for quite some time now and I must say, she is the BEST! Tracy has helped me to design a second home. These plans had to stay within the footprint of the old house. She was able to help design it with a lot of unique ideas. I have been in the construction industry for 30 years and have a degree in architectural design but currently work in sales so I have a complete understanding of what is required in a set of architectural plans. One of Tracy's clients provided me a set of plans for bidding purposes and the plans were excellent. I work with a long list of builders and the plans provided are hardly ever as complete as the plans Tracy produced for her client. Tracy did an excellent job in helping us reallocate space in an older house just outside Shepherdstown. Tracy at Fine Line Home Design did a magnificent job of designing an addition to our house, which was built to bring an aging parent to live with us. The need to care for an aging parent led us to seek a design professional for a significant addition to our house. Tracy was clearly the most enthusiastic and accommodating of all the professionals we contacted. Not only did she develop a superb addition for an elderly loved one, but she also exceptionally incorporated it into our house and gave the entire house a makeover. Tracy, designer/ owner of Fine Line Home Design, took a simple paper sketch of our dream home and turned into a reality. Not only did she capture our vision but she improved upon it, beyond our expectations. Tracy is a very thoughtful designer. She not only considers the client's wishes but also what is appropriate for the owners lot .
