Noades Architects

This review relates to a complicated residential listed building project which involved listed building consent for repair works as well as planning for conversioin of the upper floors of the building to residential use, whilst retaining its commercial use at ground floor. The planning and design process went much much more quickly than I had expected. We achieved full planning consent and listed building consent in around 10 weeks, which is a testament to Matt's expertise in dealing the local planning authority given the complex issues involved. As importantly, during the design process Matt helped with the feasibility of the project by identifying areas where we could either save cost, reduce risk or save on programme. I would say that as a result he has delivered cost savings which are in excess than his (already reasonable) fees. We will be using Noades architects again, and we have no hesitation recommending his services.

Matt Noades is an extremely knowledgeable and helpful professional. I was so grateful to have him all the way through our project, from coming up with a design that would never have occurred to us on our own, his persistence at negotiating planning and listed buildings permission, and in helping with advice on the decoration and suppliers for materials. I was never concerned about deadlines, and was able to get on with my life - including having a baby - without worrying about the details and progress of the project knowing Matt was on the case. For other legal reasons, I thought the whole project was going to have to be abandoned, and Matt was super-helpful and supportive through all the extra bits of process that delayed the whole programme significantly. His attention to detail and informed advice made it all much smoother! I employed Matt both as an architect and as project manager for the build and this was a good idea, as he was great at negotiating with the contractor and making sure nothing got missed. I would recommend Matt both for the design and for the management - I would definitely go out of my way to use him again if I wanted to do building work!

Matt has been exceptional. His work exceeded our expectations (and those of the neighbours who inspired our basement renovation!) in design and delivery, and the project was delivered on schedule. He managed smoothly relations with the contractor and was always available to advice on the many big and small choices involved in a renovation project. His guidance on which details it was worth investing in, and where we could keep a closer eye on the budget has been particularly welcome. Highly recommended!
