Because things are slowing down in general and we keep getting this recession word thrown into conversations people are becoming wary of spending so they’re not placing orders which is why builders are more readily available. We are contractors and have just started to notice a drop in orders therefore start times will be quicker but having said that we would still be a minimum of 2 months as opposed to our normal 4 months. Just vet your builder if he can start immediately to ensure his work is good. l presume he/she is a recommendation or you have used them in the past. l’m always cautious of contractors who can start immediately. l don’t think prices will go down for some time yet.

After quotes of £70-£75k inc of VAT just to create a 15m square extension with 2 steels to in fill a gap knocking out part of current kitchen wall this does include screed floor 2nd fix plumbing & electrics but no kitchen units/ flooring etc we've pulled the plug on doing the extension, I cannot justify that cost nor can I proceed knowing any issues or increased costs/contingency will then wipe out kitchen fund gutted but I'd rather feel more financially secure and come back to it later , we're down on south coast but not London still prices and cost of trades are eye watering currently then as mentioned there's the dreaded VAT on top!

Sonia is absolutely correct. I know you are trying to get a ballpark first to figure out an estimate in your own mind but everything is much more expensive now as materials have soared in price since covid. First get the builders quotes (at least 3) and then you can figure out from that which parts you would like to take on yourselves to save a bit. Make a complete list of the work and give it to 3 builders to quote and take it from there. Don't forget to check their references and possibly visit some of their previous clients to assess the quality of their work without them being present.
