What if it floods?

When the water rises and it begins to flood, how scary will that be, and what damage will the lower floor undergo ?

Hello and thank you for the great question since it is a concern occasionally voiced by our by clients when it comes to building on a body of water. The lowest level of the home is actually built above the 100 year flood plane in accordance with the current permit requirements and building codes. This means that based on the historical information for this particular bay it is unlikely that the water levels will rise in the future to jeopardize the home.

Hi. I recognised the floor plan so looked at your previous posts. You mention converting the garage to a spare room so it might make sense to have room 2 as the shower room but where are the utilities as they can be costly to move? I can also see another post mentioning an extension of 6x4, is that correct? It would help if you could add measurements of all rooms (you can’t read anything on the one posted) and an upstairs plan. I think finally more details are needed. How many are in your family, are you keen cooks? If you have children, what age etc. Do they need a study area? What music do you play? Do you entertain, if so how many etc. Personally I’d put the kitchen and dining out the back, with utility cupboards in room 1 keeping a door to the kitchen so you can see from the front door to the garden. Kitchen on left wall with a peninsula in front with a floor to ceiling window in between the units and dining on the rhs. Having said that I’m useless at planning so I’d engage OnePlan to look at the entire floor space, a little money spent now could avoid costly mistakes and have a home that works for you!

Give it a rest Adam. You are clearly not affected by this issue, you have stated you are not directly related to the homeowners, you have failed to direct your actual query to either the builders, the Architects or the administrators of this site. And instead you have rubbished someone’s professional reputation in a public forum and you have claimed that positive reviews are not to be trusted because you have posted some pictures without context. Worse still you have failed to tag in any of the parties concerned and thereby given them no opportunity to defend themselves. Furthermore you have created a brand new profile in order to make this one spurious claim. Your actions remain contemptible. So make no mistake- it is you that is very much out of order and you should delete your post and read up on False or otherwise defamatory statements posted about a person because they could form the basis for a libel lawsuit seeking damages against you. People make the mistake of believing they are shielded by a cloak of anonymity when they post using a username they do not think can be traced back to them. IP addresses are routinely used to identify people who used the internet believing they were safe from detection.

It’s unlikely you will ever have to worry about flooding….. most likely the drive is built on sand and water will naturally drain away. The drain is probably a soak away drain- meaning water just percolates into rocks, sand and the ground. It probably looks like the drive was dirtier than expected as the pressure washer will have washed away some of the sand between the block pavers. Next weekend if it is dry you should open 3 or 4 bags of fine sand and sweep them into all the cracks. You can also think about sealer for the drive- it will help keep it looking good for longer. If you do decide to do this it will be easier before you put down the sand.
