We have been approved planning permission to extend single storey, front and side With sky lantern. we are set on a flat roof with wildflower and sedum. Considering keeping the tiles. front door will be moved forward and there will be a window on the left. Not sure what the new render should be for the extension? Brick ? Trying to keep all costs down but Still have a Clean and contemporary finish...... I realise now I should have been braver with the windows! Comments (61)I live in the Scottish Borders and three years ago there was a government incentive to externally insulate the houses. Due to the construction of the houses (poured concrete they couldn’t have cavity wall insulation ) . The difference to the heating bills is unbelievable but the look of the house is fabulous as there was new render put on new window sills and down pipes .i agree with the comment that just doing one house would stand out like a sore thumb but it just takes one to start the ball rolling . Maybe speak to your neighbours and they may want to do the same . All the houses in my street had the cladding and it has transformed the look of the street . I have since revamped my lounge and kitchen. There was nothing wrong with the kitchen cupboards so they where painted ,new work tops and sink . I did have a breakfast bar that took up a lot of room which I have replaced with a glass table . My next project is my bedroom which is getting refitted with new wardrobes and draws . Ex local authority houses are well built and have big rooms , they are worth buying as you can do so much with them ,I have bigger cupboards than the rooms that are in some new builds . Comments (34)The Edwardian fireplace is the correct proportion and age for the house. Hard to tell if it is actually original to the house or if it is Mahogany or Oak, but don't paint it. Wood has a beauty of its own if treated with a natural finish like Beeswax and the patina of age adds to the beauty. Certainly don't varnish it. One of the reasons it appears heavy in the photo is the oak surround on the hearth tiles. My advice would be to remove the wood hearth surround and install a wood floor in the room (perhaps oak and slightly lighter in colour than the fireplace butting up to the tiled hearth). This will will compliment the fireplace and ground it. You could remove the tiles (normally I would keep original tiles) but the cream and maroon colours in this instance do give an overall heaviness and don't particularly enhance the fireplace, however I would leave the tiles for the moment. The finished scheme should look classy and elegant with a neutral colour palette. If this is going to be a working fireplace than you may consider a grey slate hearth. This is the focal point of your room so getting it right is key. Wherever possible conserve original features. The 1930's fireplace on the opposite side would appear original and most likely installed in the 30's. It is charming but not proportionally correct for an Edwardian house. But because it tells a story and is original I would be loath to remove it. Selling it on would be tricky as the tiles will most likely damage when removing them. Comments (65)Hi all, Thank you so much for all the helpful comments and suggestions, and sorry that it's taken me so long to respond - house renovation and work have been keeping us on our toes! This has become a long post, so a quick reminder - we were looking to renovate and rewire our 60s house to update it and also make it more wheelchair friendly downstairs for when my mother-in-law comes to visit. We employed an architect and came up with what turned out to be an 'aspirational' design (much more than the budget!) so we ended up deciding to split things into two stages: Stage One to add a downstairs wetroom for accessibility, remove chimney throughout and add a porch Stage Two to do the extension across the rear, removing the conservatory to open out a large kitchen/diner and add a utility room The layout below shows both Stages One and Two as complete. Bits shown in red are existing walls which have been/will be removed (apart from the wall in red in the seating area below which is between the existing kitchen and dining room - that's a mistake). So.....the building work is now done - hurray! Stage One is complete, we are much poorer, and we now need to decorate the whole house :-) Some before and after photos below - please bear with the terrible photography skills. The rooms aren't big enough to allow for expansive photos!: We've re-plastered throughout, apart from in the kitchen and upstairs bathroom, as we'll deal with those later. Current challenge is deciding how on earth to pick paint colours and flooring throughout.... Anyway - hopefully that gives you a sense of where we've got to. Best wishes...See MoreCreate Perfect
