For the glass floor.. stainless steel frame with walk on glass. Specialist glazing company. We have one in Guernsey. Pilkington glass may be able to point you in the right direction for a company close to you.

The way some designers work is via a commission payment on anything you purchase on the project. ( a bit like a showroom offering free design - but making a markup on whatever you buy through them) Some designers charge a fee and then pass on some or all of their trade discount - but again that isn’t always as transparent as it could be. The way we work is we charge a fee for our time and the design. Then our clients source things themselves. It’s as transparent as we can be that way. We aren’t affiliated to any particular places - but some places do publicly offer a discount OnePlan clients . They key is to find out the way that your designer is charging up front - as it will sour the relationship if you find things out at a later date. You might find the designer you used has the way they are paid detailed in their agreement paperwork ?! It’s worth having a good look through or asking them to offer you a bit more detail of how they are charging and earning from your project - I’m not sure how much detail you will get, but hopefully enough to help resolve the issue . Suzanna C. There is no need to buy surplus boxes to sift through the planks simply to then throw away those that you don't like. If you buy an AB (Natural) grade floor it will already have been done for you by the manufacturer. When buying a floor you should get the supplier to clarify what the flooring grade is and what you should expect by way of Knots, live or dead (live knots are still in place, dead knots have fallen out and have been filled). The sizes and number of knots allowed per board, the amount of sapwood (blond wood), and the board dimensions(maximum and minimum lengths). The finest grade is A (Select) grade which is virtually knot & Sapwood free. Personally I think this grade is too bland. Frequently I see A,B,C,D grade flooring with very short planks being sold online which I would describe as firewood. As part of the purchasing process you should ensure you understand the grading of floor you are buying and the plank dimensions. Packs of flooring with a board lengths between 1.2m - 300mm will typically be awful. You really do get what you pay for when you buy cheap wood floor. I would look at AB Grade and then maybe ABC Grade but never ABCD Grade. Not all online flooring retailers are bad and not all are good. You should be able to get a feel for what they know by how they answer questions about the grades as described above, and what they are prepared to put in writing about the flooring if asked to do so. Below is a piece I found on a UK website that I thought might be useful HERE ARE OUR TIPS TO MAKE SURE YOU GET THE FLOORING YOU EXPECT: 1. Don't make your choice of flooring from a small sample, as these can be misleading. 2. Ask your supplier to furnish you with the grading rules for their products. 3. Ask to see pictures of installations using the timber you're interested in, and finally... 5. Remember wood is a natural material and there will be variation from batch to batch. Hi, for us taking a step back and re thinking with a local builder who we really got on with was the game changer. He had people he worked with regularly who helped with amending the drawings etc. He also really wanted the job because he could see the potential, we are also fortunate to have a big green with easy access to the plot. He was one of many I contacted through Checkatrade after reading reviews. We really had got stuck trying to adapt the grand design to fit our budget and were intending to go ahead with that end result. Then one day I was in the garden and looked back at the house and realised we were going to end up with some pointless box on the back of the house so I posted on Houzz and now work has started and we are really excited. Covid has made a difference to cost and availability but our builder is as on top of that as he can be and we are taking his advice on e.g which bricks are readily available and reasonably priced. It is early days for our build (concrete poured on Friday) so we have our fingers crossed it will stay a positive experience throughout! So my advice would be don’t give up but be prepared to keep searching for the right person to help you achieve what you want, be open to the suggestions of others but don’t forget how you want to use the space when you have it. Depending on your postcode but a high quality glazier should be able to assist not a double glaze supplier. I highly recommend it gets engineered properly with toughened and triple laminated glass - one nice detail I learned in past is have the bottom glass painted on border black as to hide the black gasket underneath as this can be look poor with air bubbles if just sitting on gasket
