how does the water run off? Can't se a drain in the sunken area.

There are multiple land drains under this area and by the way it is constructed and the materials constructed you are not able to see these drains. The area is at a base of a hill and the images show it used to be a boggy area which was unusable.

As a planner/designer working in a small kitchen showroom, I wish people would visit more independent designers (or look for kitchen sales-people with more designing skills), as I have customers coming in with awful kitchen designs from other stores. Kitchen sales is not kitchen design. Me and my boss take our time to create a layout that suits our customers needs and wants, we don't sell showroom layouts and never ever copy an old layout. This is often not the case. And kitchen stores only focus on the space at hand, while it may be some structural changes might help improve the kitchen's functionality/flow/looks. So keep up the good work!

Have you checked out similar houses on rightmove to see how they've tackled it? Most of the houses in the price history section have floor plans and pictures. My preference is for bedrooms to have access to a bathroom on the same floor, so I'd go with taking out the chimney breast and adding a corridor.
