Kirsty--I agree, let caution serve as your guide. There appear to be many unknowns. There should be a record of permits retained by the municipality, which I would get first, as part of your due diligence. Do not purchase this property without tying it up on a contingency feasibilty (design) study, which should be a minimum of 1 month, which is favorable for you to back out and retrieve your earnest money if you can't get what you want with this property. You may need to hire a translator to broker your dealings with the bldg dept and the architect, and later the contractor, unless you hopefully find a bi-lingual option. Dytecture is right, though, find someone who's ego is subordinate enough to explore the options of working within the confines of the existing structure. I hope that you can realize your vision. @michael Morton - quickest way to tidy trashed kids rooms is to get them to tidy it up themselves, usually just before they want (not need) to go somewhere or do something. Few episodes of you supervising + encouraging them along will soon see the amount of trashing of rooms decrease. Gritted teeth go a long way during this learning curve. Doesn't matter how small they are now - from 2yrs up, don't expect perfection. Wait til they reach 13-14yrs to try this - woahhh - you'll wish you had a bedroom tidy elf! The other way to look at it is ask yourself, will you lasting lifelong regret be that you didn't spend more time tidying up rooms!

Thanks Monica. Unfortunately I don't know the name of them. I got them from a local company in Poulton Le Fylde called Tileroom.co.uk They were brand new just in about a year ago (or less - can't remember when we did the bathroom now! Lol) Large format porcelain ones. Possibly Spanish or Italian. Worth asking them?
