Tub or no tub in the master bath

I am redoing my master bathroom which is on the main floor. It is a pretty large space but still seems like we are having to squeeze in a tub. My question is tub or no tub? I take baths occasionally...we have 2 upstairs bathtubs. I am just wondering for resale purposes........it's a very nice home. Are buyers going to expect a tub in the master?

you should build your master bath exactly as you want it to be, no matter what is elsewhere in the house. don't let Mythic Future Buyers rule how you arrange your home now.

If it is a master bathroom then preferably a tub with a shower head also, most people look for tubs but showers are also very popular-thus, recommending a shower head also above the tub. If in another bathroom, and you already had tub elsewhere, then shower will be fine.

I, personally, prefer a large shower. However, if you are planning to sell this house, check with a local realtor to see what is expected in your area

Honestly, I think the freestanding tubs are a bit of a fad. They have a wonderful old-fashioned look (and I have an original clawfoot one in my 1920's era bathroom, which I love). But I don't think that a lovely inset tub with a deck around it (which is MUCH more convenient for perching your shampoo or bubblebath or soap) will ever go out of style. Master bath reno - hoping to have shower fit next to bath with shower glass fitted on top of the bath surround ( like in the photo). We don't have that much extra space around the bath. The bath edges are 3" (4" where taps could be mounted - although we will do wall mounted). Question: if we have a stone bath deck that is 4" around - is that too thin? Will it look stupid?

I have Hudson Reed and am not at all impressed. I don't think twice in 10 years is great reliability. I have a HR bathfiller and it is so stiff to switch from hot to cold that I would avoid now. We bought our house like this I wouldn't have chosen any of the taps. I always use Grohe if you can get it. I might try Lusso Stone next time as they have some lovely brass examples. Spend as much as you can on taps as you use them all the time. I have been very happy with Grohe. I like Mandarin Stone for tiles they have a fantastic selection. I am going to use Lusso Stone for all the fittings and maybe Drench for a bath as they are a bit more affordable.

With two other tubs in the house, I don't think it would affect resale without a tub in master. I would base it on whether you mind going upstairs for your baths and having the master bath you prefer.

If you're intending to move soon, then it can't hurt to get a couple of opinions from local realtors. But if your plan is to enjoy the house for a few more years, then give yourself the master bath that YOU want!

Give yourselves a great shower in the master bathroom -- especially if you feel the space forces you to "squeeze in" a tub.

We're currently building a house. Our realtor, as well as home-builders in my area, agree that tricked-out showers are becoming more popular than a soaker/jetted tub + average shower. If you have the space, then sure...do both. But most people take showers EVERY single day, so why not make that space the most enjoyable? If the tub crowds your space, I say leave it out.

We aren't putting a tub in our master bathroom. We're using the tub space as a seated vanity area for me & all my "stuff" :)

Personally, I'd never have a house without a tub. I love to soak way too much to have a shower only...no matter how "tricked out" it may be.

But....my place only has one bathroom, so....

Consider a steam shower to increase value. The attached photo fits in a 36" x 82" space. The 82" size could be reduced. I don't see this as detracting from a homes value. Just a thought.

I'm currently w/out a tub and MISS it, if I have one I use 4-5 nights aweek, wake up with the shower and relax w/ tub. A good book and even a drink once in awhile., aaah.

When do you envision possibly placing your house on the market? 2 yrs? 5? 10? Never? If you're going to put it on the market within 5 years, rearrange your layout and put in a tub. If you're not planning on selling within 5-never, put in the shower. Chances are, who ever buys your home after that will consider your choices dated, and want to change them. So you might as well enjoy the big shower now, and let the shower/tub debate pass on to the next owner in the far future.
