I wonder if maybe your planned snug is extremely small, compared to all the open plan space? Also, you seem unsure what it's going to be used for, which could lead to it becoming a 'nothing' room. It can't be both playroom and office without causing a lot of tension! Really think about how you like to use the different spaces in your house at the moment, and what is missing. I would personally use the intended snug as an office, use the current kitchen as a playroom - and keep those walls. I'd also build a new wall between the current dining room and kitchen to keep the office and playroom separate! Then I would remove the wall between the living room and conservatory and the dividing wall in the conservatory, put the dining room as you have on your plan, but move the kitchen to the bottom left corner of the drawing. That's just my opinion though - you have to think about what would work for you!

Hi Andy, As it's a bathroom, which I assume will have lots of humidity, I'd suggest a polyurethane (PU) or PVC frame. These materials will withstand the moisture a lot better than pine. They won't make a huge dent in your budget if you go for a smaller brand. If it will be out of reach, you can use an opening pole (about £25) to let in fresh air or treat yourself to a remote control VELUX INTEGRA. Sun tunnels are fantastic ways of adding natural light to your home and very easy to fit. There are a range available from top brands but our customers particularly like the Lightway sun tunnel due to its quality and performance (plus, we have a summer sale at the moment). I'd say no. The roof should have a slight tilt on it, so that the water can disperse through the outlets in the perimeter upstand, in to the gutter. That looks pretty flat, so it's not going to drain. In fact on the 2nd pic it looks deeper one side than the other, so maybe it's got a tilt, it just hasn't got any outlets for the water to drain in to the gutter which should be attached to the fascia board. Can't tell from the pic, you'd need to take one from below at ground level to confirm or deny the existence of the drain outlets and a gutter? As we are self building the extension and it's within the limits of what we can build without planning permission were looking for something light for ease of build plus cost, lighter the roof less weight on the building etc just trying to think of any cons in using before I commit to it if anyone has had experience with using them before.
